Davos: New residences for the Hard Rock Hotel
The Swiss company International Hospitality Services AG (IHS) is expanding its range of serviced apartments at the Hard Rock Hotel Davos: 17 new, fully equipped residential units are planned and will be available for purchase.

International Hospitality Services AG (IHS) is building 17 serviced apartments at the Hard Rock Hotel Davos, including eleven 2.5-room and six 3.5-room apartments (51 to 104 square meters), all with a balcony or garden area on the first floor. Like the rooms and suites of the hotel itself, the interior design of the apartments was created by the architecture and design firm Woods Bagot. The hotel apartments are being built as part of a replacement for the oldest building complex on the site where the Hard Rock Hotel Davos is located. The municipality of Davos has granted planning permission. IHS estimates the investment volume at around CHF 20 million.
IHS had already launched 15 serviced apartments on the market in 2018 with the opening of the Hard Rock Hotel Davos. Only a few units of the new residences are still available, says Marika Zanoletti, Director of Sales of the Residences of the Hard Rock Hotel Davos. The hotel's serviced apartments are subject to a Lex Koller exemption.
With the serviced apartments, the Hard Rock Hotel Davos offers „a lucrative alternative to vacation apartments“, according to IHS. According to the information provided, owners can use the apartments and the hotel's infrastructure and services (spa, fitness center, concierge service and daily cleaning) free of charge for up to eight weeks a year. For the rest of the year, the apartments are rented out by the hotel, which is responsible for pricing, reservations and looking after guests. The owners of the apartments receive 60 percent of the room revenue. „The bottom line is a return that covers the maintenance costs and mortgage payments,“ says Zanoletti. „It depends on the financing and use by the owners.“
The Hard Rock Hotel Davos opened in 2017 as Hard Rock International's (HRI) first hotel on the European mainland and is currently the only one in the German-speaking region. The 4-star superior hotel has 94 rooms, suites and apartments; the brand-typical „rock star lifestyle“ is emphasized by the interior design and the overall atmosphere of the hotel. The gastronomic offer includes the Sessions restaurant, the GMT+1 bar and The 5th rooftop bar with 360-degree views over Davos. The hotel has a Rock Shop, a Rock Spa with music-inspired treatments and a Body Rock Fitness Center. The former chapel The Chapel and three conference rooms are available for events.
