Realstone AST: «Residential Real Estate Switzerland» grows through contributions in kind
The portfolio increased in value by over 50% over the year as a whole. Two Geneva properties were added at the end of the year.

The Realstone Investment Foundation has announced a contribution in kind of two properties in Geneva with a total value of CHF 44.76 million for its Realstone Residential Real Estate Switzerland (RIRS) investment group. At the same time, the last capital increase of 2025 was carried out with additional capital totaling CHF 21.80 million,
With the contribution in kind of a newly affiliated pension fund, two properties were transferred to the investment group's portfolio on November 10. The first property is a mixed-use property with a market value of CHF 29.13 million, with 64% of the income coming from residential use. In total, the property consists of 27 apartments and four commercial spaces, covering a total area of 936 square meters. «Thanks to its ideal location at 26 Rue de la Terrassière in Geneva, it offers its tenants quick access to all amenities and excellent public transport links,» writes Realstone. The property is to be renovated. The plans include the renovation of the building envelope and roof, the installation of a heat pump and the installation of photovoltaic modules. Three additional apartments with a total area of 227 square meters will also be created as part of an extension. Completion is planned for 2027. According to Realstone, the rent reserves of the existing apartments are estimated at 40%.
The second property is located at 22 Avenue d'Aïre in Geneva and has a market value of CHF 15.63 million. The building comprises 16 apartments and an underground garage with one parking space per tenant. «The location of this property is particularly attractive as it is less than ten minutes by public transport from the SBB Cornavin train station,» writes Realstone.
Portfolio grew by 58% in 2025
Three capital increases totaling CHF 120.71 million were completed in 2025. As at December 31, the investment group's portfolio totalled 44 properties with a total market value of CHF 563.32 million. This corresponds to an increase of 58% compared to the previous year.
