UBS Direct Logistics Plus increases rental income

The financial year ends without any acquisitions, but with an increase in rental income of a good EUR 101 thousand. Purchases in the previous year and a completion contributed to this.

In the 2024/25 financial year, the premium of the UBS Logistics Plus fund rose from 0.2% to 7.0%. The performance including distribution amounted to 12.0% and was thus slightly below the benchmark (12.7%). The return on investment amounted toT 5.2%. With a constant distribution of CHF 3.50, the distribution yield amounted to 3.1%.

The total fair value of the fund fell by 0.9% to CHF 1.1 billion in the financial year. The reduction is due to the sale of the industrial site in Kirchberg (BE). As in the previous year, the contribution from increases in the market value of the existing portfolio was positive. Excluding acquisitions and disposals and adjusted for investments, this resulted in an appreciation of 0.8%.

Rental income increased by 10.7% to CHF 51.0 million. The previous year's purchases and the completion in Bülach contributed to this increase. Net income rose from CHF 27.9 million to CHF 29.2 million. Total income improved even more significantly, from CHF 30.3 million to CHF 40.9 million, partly due to unrealized capital gains of CHF 8.2 million (previous year: CHF 4.1 million).

New construction project in Hunzenschwil

Following the completion of the new logistics building for Fiege in Bülach in the previous financial year, planning began in the past financial year for another new construction project, this time at the Hunzenschwil site, where a two-storey hall for CHF 45 to 50 million with 19,000 sqm of logistics space and 1,250 sqm of office space is to be built.
