Chur: Pension fund builds hotel
A complex with residential space and accommodation is to be built in a central location in the cantonal capital.

The Graubünden Pension Fund (PKGR) is building a new project with apartments and a city hotel in a central location on Kasernenstrasse in Chur. After a lengthy development and planning phase, construction is now due to start in summer 2026. In addition to a five-storey residential building, the new construction project also includes a hotel with restaurant space. «Living directly on Kasernenstrasse is restricted due to traffic noise pollution and the corresponding regulations,» says Benno Patt, who is responsible for the properties at PKGR. The residential part was therefore moved to the quieter area along Sägenstrasse. A total of 28 micro-apartments and units of up to 4.5 rooms are being built there. All of them are in the affordable segment, it is said.
PKGR acquired the building rights for the site between Kasernenstrasse, Sägenstrasse and Bienenstrasse over ten years ago. The new construction project is part of the long-term development of the area around Welschdörfli and is based on an indicative project developed jointly with the city of Chur. «The common goal is a high-quality, convincing urban development with a balanced utilization concept - also including adjacent areas such as the Stadthalle site,» says Patt. The plans for the hotel use were based on market analyses. «While demand at this location has clearly moved away from retail and office space, tourism in Chur has grown strongly,» continues Patt.
The hotel is open all year round and has 67 rooms. The business is geared towards both business and leisure travelers. According to PKGR, an operator has been chosen but has not yet been announced. «It is a dynamic, innovative Swiss company that is well established in various regions and has successfully run several hotels,» says Patt. The total investment for the project is around CHF 38 million.
Start of construction in summer 2026
The start of construction has been announced for the summer. The apartments and the hotel are expected to be ready for occupation and operation in summer/autumn 2028. The house numbers of the development have not yet been finalized, but the hotel will probably have the address Kasernenstrasse 16. (aw)
