SPS Solutions: IFC significantly increases net income

In the last financial year before the upcoming IPO, the Swiss Prime Site Solutions Investment Fund Commercial («SPSS IFC») was able to improve its net income and return on investment thanks to higher income and lower costs.

The Swiss Prime Site Solutions Investment Fund Commercial («SPSS IFC») increased its income by CHF 14.9% in the financial year 2024/25 and reduced its expenses by CHF 12.6% at the same time. In total, net income improved by 37% to CHF 17.2 million. Total income including revaluation doubled from CHF 9.9 million to around CHF 19 million. Meanwhile, the vacancy rate remained stable at under 2%. The real estate portfolio grew by CHF 32 million and now amounts to CHF 463 million. According to SPS Solutions, the cumulative return on investment improved from 4.6% to 6.4%. Of this, 5.8 percentage points were attributable to the cash flow return and 0.6% to the value change return. The dividend per share was increased for the third time in a row - from CHF 4.90 to CHF 5.00.

The fund acquired two light industrial properties in Untersiggenthal and Dietikon with a total value of CHF 48 million. At the same time, two properties in Dietikon and Burgdorf were sold for around CHF 26 million with a profit of around CHF 1 million.

Capital increase reaches target volume

On December 9, the SPSS IFC will be listed on the SIX Swiss Exchange and will be tradable under the ticker symbol «IFC». «This step will also give private investors access to the high-yield fund in future,» writes SPS Solutions. A few days ago, the fund management company announced an oversubscribed capital increase for the fund. The fourth issue brought the fund fresh capital of CHF 42 million as planned.
