Döttingen: Winning project for 75,000 square meter quarter

FSP Architekten are planning the conversion of a former industrial site, on which 550 apartments are to be built, among other things.

On the 75,000 square meter «DOT» site owned by Birchmeier Hess Immobilien AG and the municipality of Döttingen, a new district is being built right next to the train station. The new part of the village will one day comprise 550 apartments, commercial space and green areas. The planning team FSP Architekten (Spreitenbach), Astoc Architects and Planners (Cologne) and Land Suisse (Lugano) won the project competition.

The rezoning of the site, which was formerly used for industrial purposes, was approved at the municipal assembly in 2024. Work on the concept has been ongoing since 2018. The study contract for the 75,000 square meter site took place in two stages from January to August. Six teams of architects and planners were involved. The winning design envisages a lively axis where people can work, shop and live. Existing elements such as the former crane runway and the industrial chimney are to be preserved as witnesses to industrial history. A green wall will be created along the Dötting bypass road as a near-natural visual and noise barrier.

First apartments by 2030 at the earliest

Birchmeier Hess Immobilien will now work with the architects and the municipality to transform the project into an indicative project, which will form the basis for the partial design plan for sectors C and D. This design plan process is expected to take two to three years. The first apartments are expected to be ready for occupation in 2030. The buildings are to be realized in stages. In sector E of the site, around 4,000 square meters of hall space and outdoor areas will be available for interim use over the next few years.

In addition to FSP Architekten, Burckhardt Architektur (Zurich), Frei Architekten (Aarau), Galli Rudolf Architekten (Zurich), KCAP (Zurich) and Steib Gmür Geschwentner Kyburz Partner (Zurich) took part in the process.
