Sustainable RE Switzerland aims for capital increase and listing

The Sustainable Real Estate Switzerland fund launches the next capital increase of up to CHF 85 million and plans to list.

The listing of the fund is expected to take place in the third quarter of this year. "Subject to shareholder approval at an extraordinary general meeting scheduled for the end of June 2023, the planned listing will make the real estate fund accessible to a broader group of investors and ensure significantly higher liquidity for investors in the future," said Marco Scheurer, managing director of Sustainable Real Estate AG. According to the latest quarterly report, total fund assets amount to CHF 459 million. The leverage ratio is CHF 27.2 million and the occupancy rate is 96.7 %.

The subscription period for the capital increase runs from May 15 to June 5. The funds raised will be used to finance further growth. Temporarily, the debt financing ratio will be reduced. Around CHF 35 million will be required for the turnkey purchase of a new building and the completion of two ongoing new construction projects:

- In Vernier (GE), a mixed-use property with 27 apartments and 725 sqm of office and commercial space will be taken over on a turnkey basis upon completion. Transfer of ownership and payment of the purchase price are scheduled for the beginning of June. The total investment volume amounts to approximately CHF 18.7 million.

- An apartment building with 29 apartments is being built in Lausanne (VD). Completion is scheduled for June 2023, with a total investment volume of around CHF 22.9 million.

- In December 2022, a building plot was acquired in Oensingen (SO) for the construction of five apartment buildings with a total of 34 apartments. Completion is scheduled for February 2025. The total investment volume amounts to around CHF 21.5 million.

In addition, the property in Corsier-sur-Vevey will be completely renovated next year. Investments in the sustainability of the portfolio are also planned, for example for photovoltaic systems, non-fossil heating systems and for insulating basement ceilings. (aw)
