Zurich: Land prices more than doubled since 2010

A new statistics tool from the city of Zurich provides information on the development of land prices in the city at the push of a button. According to the tool, prices have risen rapidly - especially since 2017.

A new web tool of the city of Zurich allows the retrieval of property prices of the last twelve years. In addition to the actual sales prices, the application can also be used to query the "implicit land price". This is calculated by subtracting the building insurance value from the total price and represents a rather conservative approximation for the actual land value.

Prices down since the first quarter

According to the city, the gross prices per square meter including buildings have increased from 4300 francs to 8700 francs since 2010. The above-mentioned implicit approximate value for the land price increased from 2500 to 5800 CHF in the last ten years. Until 2017, the increase remained comparatively moderate, but accelerated thereafter and amounted to several hundred francs per year, and even more than 1,000 francs in 2021. The price increase reached its peak so far in the first quarter of 2022. Since then, prices have been declining again. "Even if the approximate value for the land price is interpreted with due caution, the picture of a rapid price development emerges," the city writes in a press release.

Square meter costs between 2,000 and 100,000 CHF depending on location

Land prices are, of course, highly dependent on location. In District 1 as a whole, the approximate value for the land price averaged around CHF 60,000 from 2018 to 2022. In the Bahnhofstrasse area, an average of around CHF 100,000 per square meter is paid today; in the very best locations, it is far more, according to the city. In locations close to the city, such as in the Stauffacher, Enge or Seefeld areas, prices around CHF 20,000 are common, while median land prices on the outskirts of the city are just under CHF 2,000.
