The Immofonds is planning to develop an area at the Glatthof traffic circle in Opfikon together with neighboring owners. In the project competition, the task was to find a creative way of dealing with the challenging urban location and the noise pollution from road and air traffic. The permeability and public access as well as a high-quality design of the outdoor spaces were also important to the owners.

The winner of the competition is SUA Architekten GmbH. According to Immofonds, their «Kumulus» project scored points with its integrative approach and use-oriented architecture as well as high open space qualities. The young firm is being supported by Berchtold Lenzin Zürich GmbH in the development of the project with regard to questions on landscape architecture. In addition to SUA, the following offices took part in the competition: Sik Partner, Max Dudler, Züst Gübeli Gambetti, Steib Gmür Geschwentner Kyburz Partner, Von Ballmoos Partner and Soppelsa.

Construction costs of up to 60 million francs

According to earlier information, the 4,500 square meter site is to be developed with properties for living, working and shopping. In January 2025, Immofonds announced the investment sum at CHF 55 to 60 million. The «Glatthof-Zentrum» private design plan has been legally binding since November 2024.
