UBS: «Interswiss» with investment return of 6.2%

The fund sold two properties in the past financial year and recorded a slight decline in rental income.

The «UBS Interswiss» real estate fund recorded a performance of 11.9% in the 2024/2025 financial year, slightly underperforming the benchmark SXI Real Estate Funds TR, which closed the same period with a gain of 12.7%. The investment return amounted to 6.2% and the distribution return to 3.7%. The market value of the properties increased by 1.4% to around CHF 2.5 billion. This means that the value of the property portfolio rose by 1.4% compared to the previous year. The fund also announced that the proceeds from the property sales will be used to repay almost 52,000 units and to reduce the debt ratio. Realized capital gains amounted to CHF 1.1 million (previous year: CHF 3.6 million). The fund did not make any acquisitions.

Rental income fell by 1.4% to CHF 109.0 million. The rent loss rate also decreased - by 0.2 percentage points to 6.5%. Net income was stable or slightly lower at CHF 65.2 million. Thanks to revaluations, total income rose by around CHF 37 million to CHF 100.6 million (previous year: CHF 66.6 million).

These are the fund's current construction activities:

  • At Holzlegistrasse 8 in Winterthur, a residential construction project with a total of 1,639 square meters of living space and 18 residential units is being built as part of a new replacement building, with an investment sum of CHF 11.6 million.
  • In the old town of Baden, an ensemble of two modern building complexes is being built behind the historic façade of Badstrasse 28 and 30, supplemented by a new building along Hinterweg with 18 apartments and office and retail space. The investment volume amounts to CHF 19.3 million.
  • Route de Florissant 47ter/bis in Geneva has been under renovation since February 2025. It comprises 58 apartments with 2.5 to 10 rooms. The investment costs amount to CHF 22.8 million.
