Helvetica: HSL increases net income with a smaller portfolio

Although Helvetica's residential real estate fund recorded significantly lower rental income in the first half of the year, it was able to slightly improve its net income.

The Helvetica Swiss Living Fund (HSL) reduced the vacancy rate to 3.6% in the first half of the year. This is the first time it has been below the 4% mark. The rental loss rate has fallen by 1.1 percentage points since the end of the year to 4.38 %. According to numerous sales The fund also recorded a significant decline in rental income, which fell from CHF 13.9 million to CHF 10.2 million. On the other hand, as expenses almost halved from CHF 8.6 million to CHF 4.7 million - in particular due to lower interest payments - there was a slight improvement in net income from CHF 5.4 million to CHF 5.6 million. And while capital losses realized on sales in the same period of the previous year had a massive negative impact of CHF -9.8 million on realized income, this item contributed CHF 1.1 million to the result in the first half of 2025. Realized income therefore rose from CHF -4.4 million to CHF 6.6 million. The overall result improved even more significantly - from CHF -21.3 million to CHF +9.1 million, which was made possible by a higher valuation result. The portfolio has been revalued by 0.6% since the end of the year.

According to Helvetica's statement, the fund is "on track to achieve its distribution target of CHF 2.80 per unit". The fund management company puts the return on investment at 2.94%.

Sales

According to the annual report, the fund sold two properties for a total of CHF 45.2 million:

  • Speicher, Hinterwies 20/22/27-33 (AR)
  • Zwingen, Strengefeldstrasse 1-7/Grienweg 8-14/14a/16/18/Reckholderstrasse 4-10 (BL)

Purchases

After the reporting date, the following property was acquired for CHF 16.1 million:

  • Hindelbank (BE), Wylerweg 1/1a/3/3a/7/7a (BE)
