Zug Estates wants to densify the site and create 160 apartments. There are plans for additional storeys and a high-rise building.

The development plan for the further development of the Metalli site was discussed in the first reading by the Zug City Council (GGR). According to a statement from Zug Estates, it met with broad support there. The public consultation will now follow. The "Metalli Living Space" project aims to develop the existing site into a lively Zug district.

"The launch of the political approval process represents an important first milestone towards the Metalli living space," says Patrik Stillhart, CEO Zug Estates. Opened in 1987, the Metalli has established itself as an important meeting and shopping place. After almost 40 years, however, the needs of Zug's population, tenants and businesses have changed. "This was also a result of the consultation process and the feedback we received," says Stillhart.

Affordable apartments also planned

As part of the further development of the Metalli, 160 new apartments are to be built, 130 of which are additional and 64 of which are affordable. The new Metalli square is to form the prelude and entrance gate as well as a logical connection to the station area. Green outdoor spaces are planned as meeting places and new meeting points. A public and park-like roof terrace is also planned. The concept also includes additional storeys and a high-rise building with a height of 80 meters, which will take up the space lost elsewhere.

The site's characteristic architecture with glass roofs, arcades and typical materials will be incorporated into the plans for "Lebensraum Metalli", says Peter Wicki, Head of Project Development Zug Estates. "By upgrading and modernizing the infrastructure in a targeted manner and increasing the attractiveness of the shopping avenue, the Metalli living space is also an opportunity to maintain and further develop the retail trade and gastronomy," he says.

Once the development plan has been published, the second reading is expected to take place in spring 2026. The development plan is expected to be approved by the Canton of Zug in fall 2026 at the earliest. The actual planning process will then begin with the architectural competition. (aw)
