Questo risultato \u00e8 dovuto a una combinazione di aggiustamenti di valutazione sulle due propriet\u00e0 e all'aumento delle spese immobiliari, riferisce Acron. Rispetto allo stesso periodo dell'anno scorso, i ricavi da locazione sono rimasti invariati e ammontano a 978.118 franchi per il primo semestre del 2017.<\/p>\n<p><strong>Acron Helvetia I si svaluta leggermente<\/strong><\/p>\n<p>Sulla base delle valutazioni al 30 giugno 2017, il valore dell'immobile di Soletta \u00e8 stato adeguato nel primo semestre da 12,98 milioni (al 31 dicembre 2016) a un nuovo 12,76 milioni. Secondo la societ\u00e0, la diminuzione della valutazione \u00e8 dovuta a un aggiustamento delle riserve di plinto. Il valore della propriet\u00e0 di Buchs \u00e8 stato corretto da 15,99 a un nuovo 15,51 milioni al 30 giugno 2017. Questa svalutazione \u00e8 composta dalla correzione di 15,65 milioni al 31 dicembre 2016 e dall'acquisto di un terreno del valore di CHF 341'500.<\/p>\n<p>Il valore netto d'inventario (NAV) della societ\u00e0 era di CHF 7.90 per azione al 30 giugno 2017 (NAV al 31 dicembre 2016: 8.33 per azione). Alla fine di agosto 2017, la Societ\u00e0 ha effettuato un rimborso del valore nominale di 0,60 CHF per azione, come deciso dall'Assemblea generale. Sulla base del prezzo di offerta delle azioni al 30 giugno 2017 (6,41 franchi), ci\u00f2 corrisponde a una distribuzione del 9,36%.<\/p>\n<p><strong>Acron Helvetia III con valore di propriet\u00e0 superiore<\/strong><\/p>\n<p>Acron Helvetia III Immobilien AG, che detiene un immobile ad uso ufficio a M\u00fcnchenbuchsee\/Bern-Zollikofen, ha generato nel primo semestre 2017 un utile Swiss GAAP FER di circa CHF 1,1 milioni, superiore di CHF 870'985 al risultato semestrale al 30 giugno 2016. Il miglioramento del risultato \u00e8 dovuto principalmente all'aumento del valore dell'immobile, che dalla fine del 2016 \u00e8 passato da CHF 30,35 milioni a CHF 31,25 milioni al 30 giugno 2017.<\/p>\n<p>L'investimento immobiliare \u00e8 un edificio per uffici di sei piani in Industriestrasse 21 a Zollikofen, che \u00e8 completamente affittato a T-Systems Schweiz AG. L'anno scorso, Acron \u00e8 stata in grado di estendere il contratto di locazione, che scade nel 2018, prima del previsto. T-Systems ha concluso il nuovo contratto con Acron Helvetia III Immobilien AG per altri dieci anni (fino al 2028).<\/p>\n<p>I ricavi da locazione al 30 giugno 2017 sono leggermente inferiori rispetto allo stesso semestre dell'anno precedente e ammontano a 776.439 CHF (796.424). Secondo Acron, questa diminuzione \u00e8 dovuta a un periodo senza affitto nell'ambito dell'estensione del contratto di locazione, che \u00e8 presentato nel bilancio distribuito nei prossimi dieci anni del contratto di locazione. Il finanziamento del debito \u00e8 stato ulteriormente ridotto nella prima met\u00e0 del 2017. Il rapporto di finanziamento del debito della societ\u00e0 secondo Swiss GAAP FER senza prendere in considerazione le imposte differite \u00e8 di circa 58,91%.<\/p>\n<p>A fine settembre 2017, la societ\u00e0 ha effettuato un rimborso del valore nominale di 5,25 CHF per azione, come deciso dall'assemblea generale.
