L'obiettivo \u00e8 quello di anticipare al meglio i megatrend attuali. Come risultato di questa strategia, l'attuale rendimento netto del portafoglio dovrebbe essere migliorato e il tasso di sfitto ridotto allo stesso tempo. \"La nostra concentrazione sullo sviluppo di progetti, basata su una sana pipeline di progetti di oltre 2 miliardi di franchi, ci dar\u00e0 un ulteriore slancio per crescere con le nostre forze e aumentare la redditivit\u00e0 del nostro portafoglio a un tasso superiore alla media in futuro\", afferma Ren\u00e9 Zahnd, CEO di Swiss Prime Site.<\/p>\n<p>La pipeline di Swiss Prime Site comprende attualmente circa 20 progetti in fase di \"costruzione\", \"sviluppo\" e \"vendita\". I progetti \"in costruzione\" hanno un volume di investimento di circa 600 milioni. Nel processo, oltre 100.000 mq di spazio utilizzabile saranno costruiti ex novo tra il 2017 e il 2021. SPS si aspetta un volume di affitto aggiuntivo di 37 milioni e un rendimento netto del 5,4% (sul costo).<\/p>\n<p>Nell'area dei progetti \"in sviluppo\", sono previsti investimenti dell'ordine di 900 milioni tra il 2018 e il 2023. Swiss Prime Site si aspetta un ulteriore reddito locativo di circa 50 milioni dallo spazio locativo totale stimato di circa 130.000 mq. Il rendimento netto stimato dei progetti di sviluppo \u00e8 del 4,6% in media (sul costo).<\/p>\n<p>Swiss Prime Site \u00e8 attualmente in procinto di vendere due progetti. L'azienda si aspetta che l'afflusso di fondi risultante ammonti a circa 300 milioni con un utile prima delle tasse dell'ordine di 100 milioni (periodo: 2017-2021). Secondo la societ\u00e0 immobiliare, c'\u00e8 un ulteriore potenziale nel suo totale di circa 129.000 mq di terreno edificabile e riserve di
