(Foto: Rangizzz - depositphotos)<\/figcaption><\/figure>\n<p>Sia gli azionisti esistenti che altri investitori hanno mostrato grande interesse per l'obbligazione, tanto che il volume target \u00e8 stato aumentato da 25 a 59 milioni di franchi svizzeri durante il periodo di sottoscrizione, secondo Peach Property Group. L'azienda intende utilizzare i fondi principalmente per ulteriori acquisizioni, e anche le passivit\u00e0 esistenti saranno rimborsate.<\/p>\n<p>L'obbligazione ibrida convertibile ha una durata indefinita, per cui \u00e8 possibile una risoluzione da parte di Peach Property per la prima volta il 30 settembre 2022. Fino ad allora, la cedola d'interesse sar\u00e0 pari al 3,00 per cento annuo, mentre successivamente il tasso d'interesse annuo sar\u00e0 pari al Libor a tre mesi pi\u00f9 il 9,25 per cento. Tra il 16 ottobre 2017 e il 30 dicembre 2020, l'obbligazione pu\u00f2 essere convertita in azioni nominative di Peach Property Group AG a un prezzo di conversione di 29,50. L'obbligazione sar\u00e0 rimborsata alla fine della sua durata.<\/p>\n<p>Con il prestito obbligazionario convertibile e il prestito sindacato conclusi a luglio, l'azienda ricever\u00e0 ulteriori fondi fino a 125 milioni. \"Questo ci permette di guidare l'espansione del portafoglio in modo ancora pi\u00f9 coerente e di reagire pi\u00f9 rapidamente alle opportunit\u00e0 del mercato\", afferma il Dr. Thomas Wolfensberger, CEO del Gruppo.<\/p>\n<h2>Ulteriori acquisti a Kaiserslautern e Saarbr\u00fccken<\/h2>\n<p>Alla fine di settembre, Peach Property aveva gi\u00e0 comunicato l'acquisto di 273 unit\u00e0 abitative nelle citt\u00e0 tedesche di Kaiserslautern e Saarbr\u00fccken. Il venditore era una grande societ\u00e0 immobiliare tedesca, con la quale era stato concordato di non rivelare il prezzo di acquisto. Le acquisizioni aumentano di 12.544 unit\u00e0 lo spazio residenziale affittabile del portafoglio complessivo, portandolo a 317.513 m\u00b2. Attualmente la societ\u00e0 ha in portafoglio un totale di 4.870 unit\u00e0 abitative.<\/p>\n<p>La maggior parte dei nuovi appartamenti si trova a Kaiserslautern, nelle immediate vicinanze del portafoglio esistente di Peach Property Group, che ora, a seguito dell'acquisto, ammonta a oltre 1.100 appartamenti. 47 unit\u00e0 abitative si trovano nel centro di Saarbr\u00fccken. La maggior parte degli immobili \u00e8 stata ristrutturata negli ultimi anni e si trova quindi in ottime condizioni strutturali, afferma la societ\u00e0. Il portafoglio \u00e8 affittato per circa il 94% e attualmente genera un reddito locativo annuo effettivo di 900,00 euro (circa 1 milione di franchi svizzeri).
