Ma come si fa a trovare il continente giusto, il paese giusto, la citt\u00e0 giusta per un investimento? Quali settori bisogna considerare, quali navi sono adatte e - forse il fattore pi\u00f9 delicato - di quali partner ci si pu\u00f2 fidare quando si va all'estero?<\/p>\n<p><strong>Fondi immobiliari chiusi\/fondi immobiliari speciali<\/strong><\/p>\n<p>Il Dr. Marcus Cieleback, Group Head of Research della societ\u00e0 tedesca Patrizia Immobilien AG (Augsburg), quotata allo SDAX, ha iniziato l'evento spiegando che i mercati immobiliari internazionali sono attualmente molto pi\u00f9 complicati di prima a causa della particolare situazione con bassi tassi d'interesse e molti capitali alla ricerca di adeguate opportunit\u00e0 di investimento. C'\u00e8 stata una \"massiccia compressione dei rendimenti\" negli ultimi anni e tuttavia molti capitali stanno ancora cercando opportunit\u00e0 d'investimento sui mercati immobiliari. Il fatto che i volumi delle transazioni siano attualmente in calo non \u00e8 dovuto a un calo della domanda, ma alla mancanza di prodotti di base nei mercati principali. Alcuni giocatori hanno quindi deviato dalla solita idea di base e hanno scelto una strategia ABBA: investimenti in localit\u00e0 A (in localit\u00e0 B) o in localit\u00e0 B (in localit\u00e0 A). Cieleback vede il segmento residenziale e - per i prossimi tre o cinque anni circa - le propriet\u00e0 logistiche come classi di attivit\u00e0 attualmente attraenti, soprattutto a causa del crescente commercio online. Come societ\u00e0 di investimento immobiliare, Patrizia opera in tutta Europa per grandi investitori istituzionali e per investitori privati.<\/p>\n<p><strong>Investimenti immobiliari diretti all'estero<\/strong><\/p>\n<p>Secondo Ingo Bofinger MRICS, CEO della Fondazione d'investimento AFIAA per gli investimenti immobiliari all'estero che investe direttamente dall'inizio dell'anno, promettere investimenti immobiliari a livello globale \u00e8 un compito molto complesso. Le sfide comprendevano lo scandaglio delle condizioni quadro politiche e la valutazione dei cambiamenti demografici nei paesi target. Secondo Bofinger, la cosa pi\u00f9 importante \u00e8 riconoscere per tempo le tendenze globali - come la digitalizzazione - e trarre le giuste conclusioni su ci\u00f2 che questo significa per i mercati immobiliari delle diverse regioni.  Per esempio, ci si deve chiedere come devono essere progettate le propriet\u00e0 per uffici in Australia per attirare i giusti inquilini in futuro - perch\u00e9 le abitudini e le richieste degli inquilini nelle singole regioni differiscono notevolmente l'una dall'altra in alcuni casi. In generale, \u00e8 importante mantenere attivamente le reti e avere partner locali affidabili, anche in un ambiente internazionale. Secondo Bofinger, i tempi di reazione rapidi richiedono una presenza locale - e questo comporta anche uno o due affari fuori mercato. La stessa AFIAA \u00e8 attiva con uffici a New York e Sydney. La strategia della fondazione d'investimento \u00e8 chiaramente focalizzata sulle propriet\u00e0 principali nelle citt\u00e0 A, tra cui USA, Canada, Australia ed Europa - tutti mercati molto liquidi e trasparenti. \"Le rispettive pratiche di mercato e le condizioni politiche cos\u00ec come le circostanze legali e fiscali devono sempre essere prese in considerazione\", ha spiegato Bofinger. Con la sua strategia di espansione \"2016+\", l'AFIAA vuole espandere il suo portafoglio immobiliare internazionale dagli attuali 26 immobili (per un valore di 1,5 miliardi di CHF) a 40 (oltre 3 miliardi di CHF) a medio termine. Circa il 45 per cento del portafoglio attuale dell'AFIAA si trova in Europa, il 31 per cento in Nord America e il 24 per cento in Australia.<\/p>\n<p><strong>Soluzioni per fondi di fondi<\/strong><\/p>\n<p>Come Cieleback, Sven Schaltegger, Director Indirect Real Estate Investments al Credit Suisse - e quindi un esperto di fondi di fondi (FoF) per investitori istituzionali - vede attualmente buone opportunit\u00e0 nel settore della logistica: \"Siamo un grande fan della logistica, soprattutto negli USA. Inoltre, i mercati residenziali di alcuni paesi, come la Germania e i Paesi Bassi, sono anche interessanti per gli investimenti. Tuttavia, la selezione di prodotti immobiliari indiretti adatti negli Stati Uniti e in Europa non \u00e8 facile; inoltre, in alcune regioni, come i Paesi Bassi, ci sono stati recentemente periodi di attesa di uno o due anni tra l'impegno del capitale e l'investimento effettivo. Secondo Schaltegger, \u00e8 anche consigliabile avere un buon partner locale quando si investe all'estero: \"L'immobiliare rimane un business locale, anche a livello internazionale. Il Global Real Estate Fund Index, in breve GREFI, un progetto congiunto di ANREV, INREV e NCREIF, offre una buona prima panoramica dei veicoli di investimento immobiliare non quotati in tutto il mondo. Il GREFI copre attualmente 26 paesi del mondo con 98 fondi negli USA, 318 in Europa e 94 nella regione Asia-Pacifico. Vengono pubblicati i rendimenti delle singole regioni e delle varie strategie come Core e Value Add degli ultimi 7 anni.<\/p>\n<p><strong>Esempio pratico PUBLICA<\/strong><\/p>\n<p>La presentazione di Christoph Gerber, responsabile degli immobili presso la Cassa pensioni della Confederazione PUBLICA, che ha fornito un esempio pratico illustrativo, ha incontrato grande interesse: \"Abbiamo pianificato per la prima volta di andare all'estero nel 2010\/2011 - e inizialmente abbiamo detto 'no'\". La decisione negativa si basava sulla valutazione che i rischi non specifici degli immobili da considerare in tali investimenti non sarebbero stati compensati di conseguenza in quel momento. Ma nel frattempo \"il mondo \u00e8 cambiato\" e dopo un altro studio interno nel 2015 i dirigenti di PUBLICA hanno deciso di elaborare una nuova strategia per gli investimenti immobiliari all'estero. Ben due anni dopo la decisione, il primo acquisto \u00e8 stato fatto due mesi fa e sono stati investiti ben 10 milioni di franchi. Secondo Gerber, il focus iniziale della strategia d'investimento \u00e8 sugli Stati Uniti, dove dovrebbe finire circa il 50% del volume d'investimento previsto. Successivamente, circa il 20 per cento sar\u00e0 investito in Asia e circa il 30 per cento nei paesi europei. Il focus principale \u00e8 sui fondi immobiliari aperti, ma si cercano anche mandati con fondi strategici speciali. Qui, per esempio, si guarda se anche l'emittente, cio\u00e8 la societ\u00e0 madre, \u00e8 investita. Allo stesso tempo, ci si affida a consulenti attivi a livello internazionale - gi\u00e0 per la loro conoscenza e competenza del mercato, e non da ultimo per le possibilit\u00e0 di accesso a grandi banche dati che offrono. Gerber ha riferito che sono stati in grado di \"generare molta conoscenza\" nel processo. \"La nostra curva di apprendimento era ripida\". Gli investimenti previsti devono essere distribuiti nei prossimi quattro-sei anni, con la possibilit\u00e0 di essere investiti all'estero per un periodo pi\u00f9 lungo. In termini di diversificazione, ha detto, il piano \u00e8 quello di seguire una strategia simile a quella dimostrata dal fondo pensione nel suo mercato interno. Uno degli obiettivi dell'investimento estero \u00e8 la diversificazione e quindi la generazione di un rendimento supplementare rispetto al mercato interno non \u00e8 in primo piano. Nel caso degli investimenti all'estero, PUBLICA attribuisce inoltre grande importanza al fatto che gli emittenti dei veicoli d'investimento all'estero si assumano anche dei rischi: \"Ci piace quando anche la casa madre \u00e8 investita.<\/p>\n<p>Questo \u00e8 stato seguito da una tavola rotonda con i relatori, che \u00e8 stata anche aperta per alcune domande dal pubblico alla fine.
