Anche a causa della vendita di una propriet\u00e0 pi\u00f9 grande a Coira nel periodo precedente, i ricavi da locazione sono diminuiti di 1,5 milioni di franchi svizzeri a 68,3 milioni di franchi svizzeri nell'esercizio finanziario.<\/p>\n<p>\"I prezzi dei condomini sono aumentati costantemente per pi\u00f9 di 15 anni e i rendimenti degli immobili offerti sul mercato sono diminuiti di conseguenza. Per questo motivo, l'IMMOFONDS si \u00e8 astenuto sia da un aumento di capitale che da acquisizioni durante l'esercizio finanziario, al fine di garantire un rendimento sostenibile\", afferma Dominik Weber, Amministratore Delegato dell'IMMOFONDS. Sono stati invece investiti 38,9 milioni di franchi svizzeri in progetti di costruzione in corso. Lo sviluppo di Islikon (TG) \u00e8 stato completato secondo i tempi previsti nella primavera del 2015. A Muri (AG) \u00e8 stata avviata la costruzione di 50 appartamenti e ad Adlikon (ZH) \u00e8 stato aperto il cantiere per la costruzione di altri 66 appartamenti.<\/p>\n<p>Come riporta ancora IMMOFONDS, le propriet\u00e0 del Fondo stanno sempre pi\u00f9 raggiungendo la fine della loro vita economica e devono essere prese in considerazione nuove sostituzioni. Durante l'esercizio, il Fondo ha speso circa 6,5 milioni di franchi svizzeri per le ristrutturazioni.<\/p>\n<p>Con un patrimonio netto dei fondi di 978,5 milioni di franchi (anno precedente: 880,8 milioni di franchi), il valore patrimoniale netto per quota \u00e8 leggermente diminuito da 304,70 a 304,00 franchi. Calcolato sul valore patrimoniale netto a fine giugno 2015, il rendimento in contanti \u00e8 del 3,1%. Gli investitori hanno ottenuto una performance del 16,8% nell'esercizio finanziario con le quote dell'IMMOFONDS reinvestendo la distribuzione. Come nell'anno precedente, la distribuzione ammonta a 13,50 franchi per unit\u00e0.<\/p>\n<p>IMMOFONDS \u00e8 stata fondata nel 1955 e investe esclusivamente in beni immobili svizzeri, principalmente in immobili residenziali in centri urbani e conurbazioni. Il fondo detiene attualmente 3.518 unit\u00e0 residenziali in 122 immobili.
