Rispetto allo stesso periodo dell'anno scorso, questo corrisponde a un aumento dello 0,9%. Il risultato del gruppo senza rivalutazione \u00e8 aumentato nel primo semestre del 7,9% a 13,0 milioni. Le spese operative del Gruppo nel primo semestre sono state del 7,5% superiori al valore dell'anno precedente, a 11,6 milioni, come risultato dei pre-investimenti nella futura crescita del portafoglio.<\/p>\n<p><strong>Il tasso di posti vacanti scende all'1,4 per cento<\/strong><\/p>\n<p>Il Gruppo ha investito un totale di 49,7 milioni nell'ulteriore sviluppo dei suoi siti nel primo semestre del 2017. Inoltre, il valore di bilancio degli immobili da investimento \u00e8 aumentato di un importo netto di 7,2 milioni (anno precedente: 14,4 milioni) a causa della rivalutazione. \"L'ubicazione e le qualit\u00e0 immobiliari superiori alla media, nonch\u00e9 il continuo sviluppo e posizionamento del sito di Suurstoffi\" hanno contribuito al successo della rivalutazione, scrive Immobilien-AG in un comunicato stampa. Nell'ambito dell'adeguamento del portafoglio, Zug Estates ha venduto due immobili a Baar, generando un profitto di 1,0 milioni.<\/p>\n<p><a href=\"https:\/\/www.immobilienbusiness.ch\/it\/zug-estates-begibt-100-millionen-anleihe\/\">Per finanziare l'ulteriore espansione del portafoglio, nel gennaio 2017 \u00e8 stata emessa un'obbligazione dello 0,7 per cento con una durata fino al 2022 e un volume di 100 milioni.<\/a> A causa del minore guadagno di rivalutazione, l'EBIT di 26,1 milioni e l'utile netto di 20,0 milioni sono inferiori alle cifre corrispondenti dell'anno precedente. Nella prima met\u00e0 del 2017, tuttavia, il valore di mercato del portafoglio \u00e8 aumentato del quattro per cento e ora ammonta a 1,34 miliardi alla data di riferimento. Inoltre, il tasso di sfitto del portafoglio \u00e8 diminuito di nuovo ed era dell'1,4% al 30 giugno 2017, rispetto all'1,8% (31 dicembre 2016) e al 4,2% (30 giugno 2016).<\/p>\n<p><strong>Altri due edifici previsti a Suurstoffi<\/strong><\/p>\n<p>Secondo l'azienda, la costruzione della terza fase di realizzazione, cio\u00e8 gli edifici S16, S18 e S20 sul sito Suurstoffi a Risch Rotkreuz, procede secondo i piani. Il completamento e la consegna graduale agli inquilini inizieranno nel quarto trimestre del 2017 e saranno completati nel primo trimestre del 2018. Il volume di investimento per gli 11.331 mq di spazio commerciale e 152 appartamenti \u00e8 di circa 110 milioni. Gli inquilini principali sono il fornitore di car-sharing Mobility e l'istituto di ricerche di mercato GfK. L'attuale tasso di occupazione per gli appartamenti \u00e8 del 100%, per lo spazio commerciale del 76%.
