L'utile netto consolidato (anche senza effetto di rivalutazione) \u00e8 addirittura aumentato del 27,1 per cento a 6,4 milioni. Tenendo conto delle rivalutazioni degli immobili, tuttavia, il risultato consolidato di Warteck Invest \u00e8 stato di 6,6 milioni (-5,6 % rispetto all'anno precedente). Con 678,2 milioni, il nuovo valore di mercato del portafoglio immobiliare supera ora dell'1,6% il valore di fine 2016 e dell'11,5% quello del primo semestre dell'anno precedente.<\/p>\n<p><strong>Rendimenti leggermente inferiori<\/strong><\/p>\n<p>I nuovi progetti di costruzione di due edifici residenziali a Wil (SG) e Erlinsbach (SO), iniziati nel 2016, continuano a procedere secondo i piani. Durante il periodo di riferimento, sono iniziati anche i lavori di ristrutturazione completa del complesso residenziale di Rudolfstetten (AG). Il portafoglio immobiliare \u00e8 stato ulteriormente ampliato attraverso investimenti nei progetti di costruzione e nel portafoglio, nonch\u00e9 attraverso un piccolo acquisto di arrotondamento a Weinfelden (TG).<\/p>\n<p>Il rendimento lordo degli immobili d'investimento (affitto target in relazione al valore di mercato) \u00e8 stato del 5,0 (anno precedente: 5,1) per cento nella prima met\u00e0 dell'anno. Il rendimento netto (rendimento lordo meno gli sfitti, le perdite per crediti inesigibili, i costi operativi e la manutenzione) \u00e8 sceso anno dopo anno al 4,2 (4,3) per cento. La performance (rendimento netto pi\u00f9 risultato della rivalutazione) \u00e8 stata del 4,3 (4,5) per cento.<\/p>\n<p>La domanda di investimenti immobiliari indiretti \u00e8 continuata nel periodo di riferimento, scrive Warteck Invest. Il prezzo dell'azione \u00e8 salito di quasi il sette per cento dall'inizio dell'anno a 1.954 franchi alla data di riferimento. Con la distribuzione dalle riserve da apporti di capitale di 68 franchi per azione nominativa, nel primo semestre del 2017 \u00e8 risultato un rendimento totale positivo del 10,7%.<\/p>\n<p><strong>Sfida del tasso d'interesse di riferimento record<\/strong><\/p>\n<p>Il reddito locativo dell'obiettivo \u00c3\u00a8 aumentato di 10.3 per cento a 16.2 (14.7) milioni nel periodo di segnalazione. Secondo la societ\u00e0, questo aumento significativo \u00e8 dovuto alle acquisizioni e al completamento di due progetti nella seconda met\u00e0 dell'anno precedente. Anche se i tassi di posti vacanti erano leggermente al di sopra del periodo comparabile (3,5 %) con un tasso del 3,8 per cento, sono stati nuovamente ridotti rispetto all'intero anno 2016 (4,2 %). Di conseguenza, il reddito locativo effettivo di 15,6 milioni \u00e8 stato del 9,9% superiore al livello dell'anno precedente (14,2 milioni).<\/p>\n<p>Una sfida nel settore residenziale \u00e8 lo sviluppo del tasso d'interesse di riferimento, scrive Warteck Invest.
