Inoltre, vengono analizzate altre 14 destinazioni alpine della Svizzera. Lo studio si concentra sul confronto tra i prezzi delle case, le caratteristiche dell'ubicazione e le prospettive di mercato.<\/p>\n<p>Secondo lo studio, i prezzi delle case nelle destinazioni turistiche locali sono rimasti stagnanti dal 2011. Il franco forte ha indebolito la domanda interna ed estera. Allo stesso tempo, l'adozione dell'iniziativa per le seconde case ha portato a un boom edilizio nelle Alpi svizzere, tanto che il tasso medio di alloggi sfitti \u00e8 quasi raddoppiato negli ultimi anni, secondo lo studio.<\/p>\n<p>Con un livello di prezzi superiore a 14.000 CHF\/mq, la destinazione Engadina\/St. Moritz occupa il primo posto tra le destinazioni turistiche alpine, seguita da vicino da Gstaad e Verbier. Al di fuori della Svizzera, Courchevel (FR) precede St. Anton am Arlberg (AT) e Kitzb\u00fchel (AT) con prezzi superiori a 12.000 CHF\/mq. Secondo i ricercatori, i prezzi al metro quadro superiori a 10.000 franchi\/mq sono molto diffusi nella regione alpina.<\/p>\n<h2>Prezzi in calo in Svizzera<\/h2>\n<p>I prezzi nei tre mercati di appartamenti per vacanze pi\u00f9 costosi della regione alpina - St. Moritz, Gstaad e Verbier - sono pi\u00f9 bassi rispetto al 2012, in contrasto con le principali destinazioni alpine in Francia e Austria, dove i prezzi sono ancora aumentati sensibilmente negli ultimi anni. In Svizzera, invece, l'anno scorso i prezzi sono diminuiti in tutte le principali destinazioni dei Grigioni e del Vallese, ad eccezione di Arosa e Zermatt, in alcuni casi in modo significativo. Lenzerheide ha registrato il pi\u00f9 forte calo dei prezzi con quasi il 10% rispetto all'anno precedente.<\/p>\n<p>L'adozione dell'iniziativa sulle seconde case ha portato a un boom edilizio nelle Alpi svizzere, tanto che il tasso di sfitto medio \u00e8 quasi raddoppiato dal 2012, arrivando attualmente all'1,9%. Ma nelle dieci destinazioni svizzere pi\u00f9 costose, i tassi di sfitto sono per lo pi\u00f9 significativamente pi\u00f9 bassi - solo St. Moritz, Verbier e Laax hanno tassi di sfitto relativamente alti.
