Secondo lo Swiss Real Estate Offer Index, le grandi regioni di Zurigo (+0,1%) e della Svizzera nord-occidentale (+\/-0) sono state le uniche a non avere un segno negativo. La regione del Lago di Ginevra (-1,7%) e il Ticino (-4,7%) guidano la classifica negativa.<\/p>\n<p>I prezzi richiesti per i condomini sono aumentati dello 0,2% ad aprile rispetto al precedente mese di marzo. Il prezzo al metro quadro di questa categoria di immobili si aggira quindi intorno ai 7.150 franchi. Su base annua, ci\u00f2 rappresenta un aumento dello 0,5% in tutta la Svizzera. Dall'inizio del calcolo dell'indice, all'inizio del 2011, si \u00e8 registrato un aumento del 22,8%.<\/p>\n<h2>Altre case unifamiliari di lusso in offerta<\/h2>\n<p>I prezzi di vendita delle case unifamiliari sono aumentati del 5,7% in aprile. Tuttavia, l'aumento \u00e8 dovuto principalmente a un forte incremento del numero di annunci di case unifamiliari di lusso. Gli immobili standard, anch'essi inclusi nel calcolo dell'indice, non sono stati interessati dall'aumento sproporzionato. \"Ad aprile, l'offerta di case unifamiliari di lusso sulla piattaforma immobiliare ImmoScout24 \u00e8 pi\u00f9 che raddoppiata rispetto al precedente mese di marzo\", spiega il dott. Philippe Sormani, partner e Presidente del Consiglio di Amministrazione di IAZI AG. Ci\u00f2 ha portato a un visibile aumento dell'indice in questa categoria a partire dalla met\u00e0 di aprile.<\/p>\n<p>Il fatto che gli immobili del segmento di lusso non vengano pi\u00f9 scambiati esclusivamente tramite un agente, ma anche tramite piattaforme online come immoscout24.ch, rappresenta una nuova tendenza. Tuttavia, resta da vedere quanto sia sostenibile questo aumento delle propriet\u00e0 di lusso, afferma Martin Waeber, Direcot ImmoScout24.
