Ci\u00f2 \u00e8 dovuto a un conferimento in natura di 11,75 milioni di franchi svizzeri a luglio, che ha aggiunto al portafoglio tre immobili industriali a Friburgo, e a un aumento di capitale di 20,33 milioni di franchi svizzeri a novembre. La maggior parte dei proventi dell'aumento di capitale era ancora in conti bancari alla data di riferimento (12,70 milioni di franchi svizzeri rispetto a 1,50 milioni di franchi svizzeri dell'anno precedente) ed \u00e8 stata utilizzata per due ulteriori acquisizioni nel febbraio 2026. Il rapporto di indebitamento \u00e8 quindi sceso a % 25,62 (anno precedente: % 43,47). Nel frattempo, le attivit\u00e0 totali sono aumentate di % 18 a 98,47 milioni di franchi svizzeri, mentre il valore di mercato degli immobili \u00e8 aumentato di % 5,28 a 84,16 milioni di franchi svizzeri. La societ\u00e0 di gestione del fondo ha annunciato un ulteriore aumento di capitale da 30 a 50 milioni di franchi svizzeri per giugno 2026.<\/p>\n<h3>Crescita significativa degli affitti<\/h3>\n<p>Il reddito lordo da locazione \u00e8 aumentato di 24 %, raggiungendo i 4,30 milioni di franchi. La crescita \u00e8 stata trainata dalle acquisizioni dell'anno in esame e dal contributo per l'intero anno della propriet\u00e0 di Arisdorf (BL) acquisita nel 2024. I ricavi da locazione totali sono stati pari a 4,82 milioni di franchi svizzeri, che corrispondono a un canone medio di 115 franchi al metro quadro. Il WAULT \u00e8 stato esteso a 4,5 anni (anno precedente: 3,3). I motivi principali sono le proroghe dei contratti con diversi importanti locatari a Bussigny e il contratto di locazione decennale associato all'attivit\u00e0 di vendita e retrolocazione della Birchstrasse 28 a D\u00fcdingen. L'affittuario di questo capannone, acquistato a novembre per 6,85 milioni di franchi svizzeri, \u00e8 Romag Aquacare AG, un'azienda familiare del distretto di Sense specializzata in infrastrutture idriche.<\/p>\n<p>Il tasso di perdita locativa del fondo \u00e8 salito a 8,71 % (anno precedente: 7,32 %). Secondo la direzione del fondo, questo dato \u00e8 principalmente falsato dal padiglione al 38 di Boulevard de l'Arc-en-Ciel a Bussigny, che \u00e8 stato venduto a dicembre e tenuto deliberatamente libero prima della sua prevista demolizione. Dopo la vendita, il tasso di sfitto a fine dicembre era di 4,79 %.<\/p>\n<h3>Utili realizzati, ma perdite da valutazione<\/h3>\n<p>Il reddito realizzato si \u00e8 moltiplicato per 5,39 milioni di franchi (anno precedente: 1,99 milioni di franchi). La causa principale \u00e8 stata la plusvalenza di 2,73 milioni di franchi derivante dalla vendita dell'immobile di Boulevard de l'Arc-en-Ciel 38 a Bussigny, dovuta, secondo il rapporto, alla realizzazione di diritti edificatori in eccesso e di una licenza edilizia per un edificio industriale a pi\u00f9 piani concessa prima della vendita. La vendita dell'immobile di Place de l'Eglise 4-6 a Morges, invece, ha comportato una perdita di 0,54 milioni di franchi svizzeri, dovuta principalmente alle imposte differite.<\/p>\n<p>A livello di valutazione, ci\u00f2 \u00e8 compensato da minusvalenze non realizzate pari a 1,59 milioni di franchi, dopo una plusvalenza di valutazione di 0,20 milioni di franchi nell'esercizio precedente. Gli esperti di valutazione hanno notevolmente aumentato i tassi di sconto per la valutazione del portafoglio: Il tasso di capitalizzazione ponderato e il tasso di sconto reale sono saliti a % 5,01 (anno precedente: % 4,93), mentre il tasso di sconto reale \u00e8 salito a % 3,97 (anno precedente: % 3,68). Ci\u00f2 ha ridotto il risultato complessivo a 3,80 milioni di franchi (anno precedente: 2,20 milioni di franchi). Il rendimento del capitale proprio \u00e8 comunque salito a % 5,81 (anno precedente: % 5,51). Verranno distribuiti 8,00 franchi per unit\u00e0 - 5,00 franchi di proventi immobiliari e 3,00 franchi come dividendo straordinario dalla plusvalenza di Bussigny.<\/p>\n<h3>Acquisti<\/h3>\n<p>Saint-Aubin (FR), Route des Vernettes 4A (3,56 milioni di CHF, rendimento lordo 5,6 %); Corpataux-Magnedens (FR), Route des Ch\u00eanes 54-58 (4,51 milioni di CHF, 5,2 %); Avry-sur-Matran (FR), Route de l'Industrie 15 (3,69 milioni di CHF, 6,0 %) - tutti e tre con conferimento in natura nel luglio 2025; D\u00fcdingen (FR), Birchstrasse 28 (vendita e leaseback, 6,85 milioni, 5,0 %); F\u00e4llanden (ZH), Bruggacherstrasse 14 (5,20 milioni, 5,5 %, acquisizione 26 febbraio 2026); Renens (VD), Rue du Bugnon 38\/Avenue de Paudex 7\/9 (31,70 milioni, 8,3 %, acquisizione 27 febbraio 2026).<\/p>\n<h3>Vendite<\/h3>\n<p>Morges (VD), Place de l'Eglise 4-6 (uso misto, 3,90 milioni di franchi, 30 settembre 2025); Bussigny (VD), Boulevard de l'Arc-en-Ciel 38 (uso commerciale, 13,58 milioni di franchi, 17 dicembre 2025). <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Il conferimento in natura e l'aumento di capitale incrementano il patrimonio netto del fondo specializzato in immobili industriali svizzeri di quasi il 70%.
