Questa crescita \u00e8 stata trainata da nuove locazioni in immobili precedentemente sfitti e dall'immobile di San Gallo aggiunto nel terzo trimestre. L'utile netto \u00e8 aumentato in modo significativo, passando da 18,69 a 21,72 milioni di franchi svizzeri, grazie alla crescita derivante dall'aumento di capitale e ai minori costi di finanziamento. Tuttavia, un altro fattore importante \u00e8 stato il calo del rapporto perdite su affitti da 5,82 % a 4,57 %. Il margine EBIT \u00e8 leggermente migliorato, passando a % 75,04 (anno precedente: % 74,59) e il rendimento netto degli edifici finiti \u00e8 salito a % 3,95 (anno precedente: % 3,80).<br \/>\nIl reddito totale \u00e8 stato di 22,99 milioni di franchi (anno precedente: 19,33 milioni di franchi). Questo dato comprende plusvalenze non realizzate per 1,46 milioni di franchi svizzeri (anno precedente: 0,84 milioni di franchi svizzeri), attribuibili a un apprezzamento netto del portafoglio di +0,4 %. Il tasso di sconto medio utilizzato dagli esperti di valutazione di CBRE \u00e8 sceso leggermente a 3,25 % (anno precedente: 3,30 %).<\/p>\n<h3>Riduzione dello sfitto in diverse propriet\u00e0<\/h3>\n<p>Nella gestione del portafoglio, l'attenzione si \u00e8 nuovamente concentrata su alcuni immobili con tassi di sfitto superiori alla media. A Bussigny (VD), il tasso di sfitto dell'immobile Boulevard de l'Arc-en-ciel 36 \u00e8 sceso a 6 % (anno precedente: 10,7 %) grazie a nuove locazioni. A Root (LU), Oberfeld 15-17, il tasso di sfitto \u00e8 stato ridotto da 15 % a meno di 11 %. L'immobile di Renens (VD), Avenue des Baumettes 5\/7, rimane il cantiere pi\u00f9 grande del portafoglio con un tasso di sfitto di 22 % (anno precedente: 24 %) e, secondo le previsioni, sar\u00e0 oggetto di priorit\u00e0 nell'esercizio in corso.<\/p>\n<p>Da segnalare anche il tasso di sfitto di Kirchweg 127, Oberengstringen (ZH), che alla fine dell'anno ammontava a 17,51 % - rispetto a 4,02 % dell'anno precedente. I contratti di locazione con i locatari esistenti sono stati prorogati in anticipo, tra l'altro, a Neuendorf (SO) e Gravesano (TI). Il WAULT \u00e8 rimasto a un solido livello di 4,8 anni (anno precedente: 5,1 anni). Il principale inquilino del fondo \u00e8 il fornitore farmaceutico Siegfried AG, che rappresenta 9,7 % di reddito da locazione.<\/p>\n<h3>Aumento di capitale e acquisizioni<\/h3>\n<p>A settembre il fondo ha effettuato un aumento di capitale per un totale di 51,5 milioni di franchi svizzeri, che \u00e8 stato interamente sottoscritto. I proventi sono stati prontamente investiti: Nella prima met\u00e0 dell'anno, il fondo ha acquistato un immobile commerciale completamente affittato in Industriestrasse 2a\/2b a Hochdorf (LU) per 10,91 milioni di franchi svizzeri con un rendimento lordo del 4,9 %. L'immobile, risalente al 2016, ha un WAULT di oltre otto anni e, secondo la ricerca di IB, proviene dal portafoglio CS 1a Immo PK. Nel terzo trimestre ha fatto seguito l'acquisto di un immobile per uffici e vendita al dettaglio in Kornhausstrasse 28 a San Gallo (SG) per 45 milioni di franchi - l'immobile vicino alla stazione ferroviaria di San Gallo, ristrutturato nel 2015, ha un tasso di occupazione del 98 %.<br \/>\nAll'inizio dell'anno, l'immobile di Eptingerstrasse 51 a Muttenz (BL) \u00e8 stato venduto per 6,4 milioni di franchi svizzeri poich\u00e9, secondo la direzione del fondo, i contratti di locazione in scadenza e gli investimenti edilizi necessari non giustificavano il suo mantenimento in portafoglio. La conseguente perdita di capitale realizzata \u00e8 stata di 0,19 milioni di franchi svizzeri.<\/p>\n<p>Il patrimonio totale del fondo \u00e8 salito a 810,1 milioni di franchi e il valore del portafoglio a 794,88 milioni di franchi (anno precedente: 738,40 milioni di franchi). Alla fine dell'anno, il fondo aveva una leva finanziaria di 26,54 %; il tasso di interesse medio sui mutui \u00e8 sceso a 1,4 % (anno precedente: 1,8 %). La performance complessiva del fondo \u00e8 stata di 4,14 % (anno precedente: 7,47 %), significativamente inferiore all'indice SWIIT total return, che ha ottenuto 10,62 %. \u00abPurtroppo i miglioramenti operativi non si riflettono ancora sul prezzo delle azioni\u00bb, ha dichiarato il gestore del fondo Patrick Schmid alla presentazione dei dati annuali. Verranno nuovamente distribuiti 4,15 franchi svizzeri per azione.
