Dopo l'aumento pi\u00f9 marcato di 2,2 % dell'anno precedente, la dinamica di crescita si \u00e8 quindi notevolmente stabilizzata. Allo stesso tempo, il tasso di perdita degli affitti \u00e8 aumentato da 3,6 % a 4,0 %, dopo essere diminuito nei due anni precedenti. Un'occhiata al registro immobiliare mostra che diversi immobili hanno registrato un numero di insolvenze superiore rispetto all'anno precedente, ad esempio a Pratteln (G\u00fcterstrasse 105\/107: % 17,4, anno precedente: % 12,2) e Urdorf (Steinackerstrasse: % 9,3, anno precedente: % 6,9). Anche il tasso di sfitto a Yverdon-les-Bains rimane elevato, pari a 19,4 %, sebbene sia stata concordata una proroga del contratto di locazione principale fino alla fine del 2035. La durata residua media ponderata dei contratti di locazione commerciale \u00e8 scesa leggermente da 4,7 a 4,5 anni.<\/p>\n<h3>Risultato operativo e successo complessivo<\/h3>\n<p>Nonostante l'aumento delle perdite, l'utile netto \u00e8 leggermente migliorato a 65,5 milioni di franchi svizzeri (anno precedente: 65,0 milioni di franchi svizzeri). A ci\u00f2 ha contribuito la riduzione della commissione di gestione a 0,54 % del patrimonio totale del fondo - in precedenza la societ\u00e0 di gestione del fondo applicava un tasso forfettario di 0,77 %. Il rapporto costi operativi (TER) del fondo \u00e8 diminuito di conseguenza, passando da 0,77 a 0,71 % (sulla base delle attivit\u00e0 totali del fondo). Ci\u00f2 \u00e8 stato compensato da un aumento degli interessi ipotecari di 7,0 milioni di franchi (+18,4 %, anno precedente: 5,9 milioni) con un tasso d'interesse medio leggermente pi\u00f9 alto di 1,3 % (anno precedente: 1,2 %) e da un aumento delle imposte e tasse di circa 2 milioni di franchi a 6,2 milioni di franchi.<\/p>\n<p>I ricavi totali sono aumentati notevolmente a 63,0 milioni di franchi (anno precedente: 49,8 milioni di franchi). Ci\u00f2 \u00e8 dovuto a plusvalenze non realizzate di 8,8 milioni di franchi, dopo le perdite non realizzate di 11,8 milioni di franchi dell'anno precedente. Il rendimento degli investimenti \u00e8 salito a 4,2 % (anno precedente: 3,3 %). La distribuzione, pari a 2,65 franchi svizzeri per unit\u00e0, \u00e8 rimasta al livello dell'anno precedente, con un payout ratio di 103,7 %.<\/p>\n<h3>Il valore di mercato aumenta, i tassi di sconto diminuiscono<\/h3>\n<p>Il valore di mercato del portafoglio \u00e8 aumentato di % 2,5 a 2,22 miliardi di franchi svizzeri, con un incremento maggiore rispetto all'anno precedente (+0,2 %). Secondo il rapporto di valutazione di KPMG, il tasso di sconto medio ponderato per il valore di mercato \u00e8 sceso da 3,64 a 3,51 %, con un intervallo compreso tra 1,73 e 5,35 %. Il rendimento lordo attuale degli immobili in portafoglio \u00e8 pari al 5,17 %. Il rapporto di indebitamento \u00e8 salito a % 25,8 (anno precedente: % 23,7) ed \u00e8 quindi ancora entro il limite massimo di % 33 in conformit\u00e0 al contratto del fondo.<\/p>\n<p>Sul mercato azionario, il fondo, che sta per essere fuso con il fondo Interswiss, non \u00e8 riuscito a tenere il passo con il mercato. La sua performance \u00e8 stata pari a 1,6 % e quindi inferiore di 9 punti percentuali rispetto all'indice di riferimento SXI Real Estate Funds TR (+10,6 %). Il premio si \u00e8 ridotto da % 16,2 a % 13,9.<\/p>\n<h3>Estensioni di contratto e ristrutturazioni<\/h3>\n<p>Come segno di fedelt\u00e0 dei locatari, la gestione del fondo pone l'accento su due contratti di locazione successivi: A Berna, il contratto con il principale inquilino singolo \u00e8 stato prorogato fino al 2038, mentre a Yverdon-les-Bains (VD) \u00e8 stata concordata una proroga con l'inquilino principale fino alla fine del 2035. Nella Mainaustrasse 30 di Zurigo, la completa ristrutturazione e conversione in edificio residenziale e commerciale \u00e8 stata completata nel luglio 2025 - tutti gli spazi sono stati affittati. A Basilea, in Weisse Gasse 15, si sta costruendo un edificio residenziale e commerciale con 15 appartamenti maisonette e circa 200 metri quadrati di spazio commerciale al piano terra, con un volume di investimento di circa 11 milioni di franchi svizzeri; il completamento \u00e8 previsto per maggio 2026. A Frenkendorf (BL), in autunno sono iniziati i lavori per la costruzione di un edificio sostitutivo in Parkstrasse 3 con 22 appartamenti e circa 1.300 mq di spazio commerciale, il cui completamento \u00e8 previsto per la primavera del 2027.<\/p>\n<p>Nel suo outlook, la societ\u00e0 di gestione dei fondi conferma i piani annunciati nel novembre 2024 per la fusione di UBS Swissreal e UBS Interswiss. La fusione sar\u00e0 attuata nel 2026\/2027 e dar\u00e0 vita al pi\u00f9 grande fondo immobiliare commerciale della Svizzera in termini di valore di mercato. L'operazione \u00e8 soggetta alle approvazioni normative.<\/p>\n<h3>Acquisti<\/h3>\n<p>Basilea, Freie Strasse 53 (contratto di locazione commerciale a lungo termine con Ochsner Sport, volume d'investimento circa 30 milioni di CHF, rendimento lordo 3,6 %, WAULT circa 13 anni, al 1\u00b0 dicembre) <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Il fondo immobiliare commerciale ha chiuso l'esercizio 2025 con un reddito da locazione pi\u00f9 elevato, ma ha dovuto accettare un aumento del tasso di morosit\u00e0.
