Il moderatore John Davidson dell'Universit\u00e0 di Scienze Applicate e Arti di Lucerna ha esposto le cifre in apertura: l'allocazione immobiliare dei fondi pensione svizzeri \u00e8 compresa tra 23 e 25 % - una cifra senza precedenti a livello internazionale - e questi fondi sono investiti principalmente in condomini svizzeri nei principali centri. E l'appetito rimane: Secondo uno studio dell'HSLU, i fondi vogliono aumentare ulteriormente la loro quota di immobili residenziali svizzeri e la loro aspettativa di rendimento per gli immobili residenziali svizzeri detenuti direttamente \u00e8 di 3,2 % di rendimento totale. Nel frattempo, nel 2025 in Svizzera sono stati effettuati aumenti di capitale per un totale di 9,2 miliardi di franchi svizzeri, con un incremento di quasi 88 % rispetto all'anno precedente. Green, fondata nel 1995 e parte dell'IFM Global Infrastructure Fund dal 2025, gestisce nove data center in quattro sedi svizzere e si sta espandendo in Europa, con Francoforte come prima destinazione. In Svizzera ci sono circa 120 data center commerciali - il 17\u00b0 al mondo - con una capacit\u00e0 installata stimata di circa 250 megawatt; si prevede l'aggiunta di circa 1 gigawatt nei prossimi otto-nove anni. A titolo di confronto, la sola Francoforte sta aggiungendo 1 gigawatt all'anno. La logica di localizzazione ricorda quella immobiliare: \u00abPosizione, posizione, posizione - tranne che non si tratta della vista sul lago, ma del terreno disponibile e della connessione elettrica\u00bb. In termini tecnici, l'intelligenza artificiale sta cambiando le regole del gioco: Mentre un rack di server convenzionale consuma circa 6 kilowatt, le installazioni di intelligenza artificiale oggi ne consumano 50 e in futuro fino a 1 megawatt per rack. L'edificio vero e proprio rappresenta solo un quarto dei costi di investimento, mentre la tecnologia ne rappresenta tre quarti. I rendimenti variano da 6 a 8% per il solo involucro dell'edificio e valori pi\u00f9 elevati se si include il funzionamento. I rendimenti netti dei flussi di cassa in nicchie commerciali come la logistica e l'industria leggera sono di circa 200 punti base superiori al segmento residenziale. I tassi di sfitto per la logistica, il commercio al dettaglio e l'industria leggera in Svizzera sono compresi tra il 2 e il 3 %, ben al di sotto della media europea. Gli immobili logistici o i supermercati affittati a lungo termine, con contratti di locazione stipulati con controparti con un solido rating creditizio, offrono una stabilit\u00e0 quasi fondamentale con rendimenti pi\u00f9 elevati. Tuttavia, sono necessarie competenza e pazienza, poich\u00e9 le dimensioni del mercato di alcune nicchie sono limitate. L'allocazione infrastrutturale media dei fondi pensione svizzeri \u00e8 di soli 2,8 % - con un limite legale di 10 %. A differenza dell'immobiliare, in questo caso i fondi vogliono diversificare ampiamente, sia a livello geografico che settoriale. Wicki ha messo in guardia dai tipici errori da principiante: investimenti monotematici solo nelle energie rinnovabili, ad esempio, un'attenzione troppo ristretta alla Svizzera, dove il mercato \u00e8 troppo piccolo, e la sottovalutazione della \u00abcurva J\u00bb, ossia la fase in cui si sostengono i costi ma non si generano ancora i ricavi. Come via d'uscita, ha raccomandato l'approccio del mercato secondario: l'acquisizione di quote di fondi esistenti con attivit\u00e0 mature, che offre un impegno di capitale pi\u00f9 breve, una diversificazione immediata e distribuzioni anticipate. Il rapporto rischio\/rendimento in Svizzera \u00e8 in costante peggioramento, ha detto. La diversificazione globale \u00e8 ovvia per le azioni, le obbligazioni e le infrastrutture, ma \u00e8 solo con gli immobili che prevale un \u00abatteggiamento di comodo\u00bb.
