(Immagine simbolica: Depositphotos)<\/figcaption><\/figure>\n<p>Nonostante la vendita del centro congressi EPFL di Ecublens (VD) e il fatto che la locazione iniziale del grattacielo zurighese \u00abOerlikon One\u00bb non sia ancora stata completata, nell'esercizio 2025 UBS Hospitality ha ottenuto un rendimento del capitale investito pari a 7,0 % (anno precedente: 4,2 %). Questo risultato \u00e8 stato determinato principalmente dal completamento della ristrutturazione totale di Oerlikon e dalle rivalutazioni del portafoglio, che insieme hanno pi\u00f9 che compensato le perdite del portafoglio derivanti dalla vendita parziale di Ecublens.<\/p>\n<p>Il valore del portafoglio \u00e8 sceso leggermente di 1,5 % a 879,3 milioni di franchi, con un tasso di attualizzazione medio praticamente stabile a 3,09 % (anno precedente: 3,14 %). Le plusvalenze non realizzate, pari a 29,8 milioni di franchi svizzeri (anno precedente: 11,2 milioni di franchi svizzeri), hanno contribuito in modo significativo al reddito totale di 42,1 milioni di franchi svizzeri, in netto aumento rispetto all'anno precedente (27,1 milioni di franchi svizzeri). Il valore patrimoniale netto per quota \u00e8 salito del 3,5 % a 80,85 CHF, mentre la distribuzione \u00e8 rimasta invariata a 2,50 CHF per quota. Tuttavia, con un rapporto di 112,0 %, la distribuzione supera l'utile netto, il che non sarebbe sostenibile a lungo termine - un problema che probabilmente verr\u00e0 risolto con la prossima fusione.<\/p>\n<h3>Redditi da locazione e sfitti<\/h3>\n<p>I ricavi da locazione sono scesi del 4,3 % a 30,9 milioni di franchi. Ci\u00f2 \u00e8 dovuto principalmente alla perdita dei proventi del centro congressi di Ecublens, che \u00e8 stato venduto al governo federale all'inizio di gennaio nell'ambito di una reversibilit\u00e0 anticipata. Il Centre Logement dell'EPFL nel Quartier Nord, con 253 appartamenti per studenti, rimane in portafoglio; il contratto di locazione \u00e8 stato prolungato di dieci anni fino al 2054.<\/p>\n<p>Pi\u00f9 sorprendente del calo degli affitti \u00e8 l'aumento del tasso di morosit\u00e0, passato da 0,4 % a 3,8 %. Il motivo principale \u00e8 il progetto di ristrutturazione dell'Oerlikon One sulla Schulstrasse a Zurigo, completato a met\u00e0 del 2025 dopo un investimento di circa 123 milioni di franchi. Dei 124 appartamenti, solo 106 sono stati affittati alla fine dell'anno. Gli spazi commerciali al piano terra sono stati affittati a Starbucks, Vi Caf\u00e9 e Tiny Fish; l'ultimo spazio commerciale disponibile \u00e8 stato affittato alla Banca Migros su base a lungo termine al 1\u00b0 febbraio 2026. Lo spazio commerciale \u00e8 stato quindi completamente affittato.<\/p>\n<p>L'utile netto \u00e8 diminuito di 13,2 % a 19,0 milioni di CHF (anno precedente: 21,9 milioni di CHF). Oltre ai minori introiti da locazione, la standardizzazione della commissione di gestione a 0,54 CHF % del patrimonio totale del fondo ha avuto un impatto negativo sul risultato operativo: la remunerazione alla societ\u00e0 di gestione del fondo \u00e8 aumentata da 2,1 milioni di CHF a 4,7 milioni di CHF dopo la cancellazione di una riduzione temporanea. Il margine EBIT \u00e8 sceso di conseguenza da % 82,7 a % 74,4.<\/p>\n<h3>Finanziamento del debito e struttura del portafoglio<\/h3>\n<p>Il rapporto debito\/PIL \u00e8 aumentato di 2,6 punti percentuali, passando a % 26,4, ma rimane al di sotto del limite massimo contrattuale di % 33. Il debito ipotecario ammonta a 232,1 milioni di franchi svizzeri, con un tasso d'interesse medio di 1,3 % (anno precedente: 1,7 %) e una durata residua di 1,5 anni. Nel portafoglio ipotecario, si nota che 142 milioni di franchi svizzeri devono essere rifinanziati gi\u00e0 nel 2026.<\/p>\n<p>A causa dell'armonizzazione della rendicontazione nell'ambito dell'integrazione del CS, le categorie di immobili si sono spostate: Gli edifici residenziali rappresentano ora 24,0 % (anno precedente: 6,3 %), gli edifici a uso misto 30,0 % (anno precedente: 15,6 %) e gli immobili commerciali 46,0 % (anno precedente: 55,4 %). In termini regionali, Zurigo domina con una quota di 46,1 % del valore del portafoglio (anno precedente: 40,6 %), mentre la quota della regione del Lago di Ginevra \u00e8 scesa da 27,7 % a 20,8 % in seguito alla vendita parziale di Ecublens. La durata media ponderata dei contratti di locazione commerciale \u00e8 di 7,8 anni.<\/p>\n<p>Il fondo ha chiuso in borsa a CHF 100.00, il che corrisponde a un premio di 23,7 % (anno precedente: 33,8 %). Con -2,0 %, la performance \u00e8 stata nettamente inferiore a quella del benchmark SXI Real Estate Funds TR, che ha guadagnato 10,6 %.<\/p>\n<h3>Fusione in autunno<\/h3>\n<p>Questo \u00e8 l'ultimo rapporto annuale autonomo di UBS Hospitality. A partire dal 30 settembre, il fondo sar\u00e0 fuso con Residentia nel fondo Living Plus con effetto retroattivo al 30 giugno. Le relative modifiche al contratto del fondo sono entrate in vigore il 30 giugno, dopo che la Finma ha respinto le obiezioni degli investitori all'inizio dell'anno. In futuro, l'esercizio finanziario del fondo combinato andr\u00e0 dal 1\u00b0 luglio al 30 giugno.
