La crescita \u00e8 in gran parte attribuibile ai due nuovi edifici sostitutivi completati nell'estate 2025 a Niederhasli (ZH) e Stettbacherrain a Zurigo-Schwamendingen. Secondo il rapporto, entrambi i progetti sono stati rapidamente affittati. Le entrate totali sono aumentate di circa 7 % e hanno raggiunto gli 11,3 milioni di franchi (anno precedente: 10,6 milioni di franchi). Le plusvalenze e le minusvalenze non realizzate non hanno praticamente giocato un ruolo importante: la voce corrispondente \u00e8 stata di meno 70.000 franchi. L'utile netto \u00e8 stato di 11,3 milioni di franchi svizzeri, rispetto ai 10,7 milioni di franchi svizzeri dello stesso periodo dell'anno precedente.<\/p>\n<h3>Leggero aumento del tasso di posti vacanti<\/h3>\n<p>Il tasso di morosit\u00e0 \u00e8 passato da 2,1 % nel periodo precedente a 2,8 %. Rispetto al bilancio annuale al 30 giugno 2025 (2,5 %), anche questo \u00e8 un aumento, probabilmente dovuto in parte al nuovo edificio sostitutivo attualmente in costruzione nella Wehntalerstrasse a Zurigo-Affoltern. L\u00ec, gli edifici residenziali esistenti del 1954, che attualmente contano 27 appartamenti, lasceranno il posto a un nuovo edificio con 45 unit\u00e0. La licenza edilizia \u00e8 legalmente valida, l'inizio dei lavori \u00e8 previsto per il primo trimestre del 2026 e il completamento per l'inizio del 2028. Il volume dell'investimento ammonta a circa 25 milioni di franchi svizzeri. Il tasso di sfitto pi\u00f9 elevato nei singoli immobili si riflette chiaramente nel registro immobiliare: a Balsthal, ad esempio, il tasso di morosit\u00e0 \u00e8 di 45,5 %, a Langenthal (Brauihof 10-14a) \u00e8 di 16,2 % e a Hochdorf \u00e8 di 11,1 %. Gli edifici residenziali nel loro complesso hanno un tasso di morosit\u00e0 di 2,1 %, mentre gli edifici misti sono pi\u00f9 colpiti con 5,9 %.<\/p>\n<h3>Ampliamento previsto a H\u00e4gendorf<\/h3>\n<p>Oltre al progetto di Zurigo-Affoltern, il fondo sta pianificando anche un ampliamento a H\u00e4gendorf (SO). L'immobile in Bahnweg \u00e8 gi\u00e0 stato ristrutturato negli anni scorsi; ora verranno costruiti altri nove appartamenti, con un volume d'investimento di circa 4,5 milioni di franchi. La realizzazione \u00e8 prevista per il 2026.<\/p>\n<p>Il portafoglio continua a comprendere 84 immobili con un valore di mercato di 1,06 miliardi di franchi (anno precedente: 1,00 miliardi di franchi). La percentuale di immobili residenziali \u00e8 pari a 88,0 %. A livello regionale, la Svizzera nordoccidentale rimane la regione pi\u00f9 grande con il 37,8 % dei valori, seguita da Zurigo (28,5 %) e Berna (17,9 %). Il debito ipotecario ammontava a 268 milioni di franchi svizzeri a fine dicembre, il che corrisponde a un rapporto di indebitamento di 25,3 %. Il tasso di interesse medio ponderato sui mutui \u00e8 sceso a 1,6 % (anno precedente: 1,8 %), con una durata residua di 1,7 anni. In borsa il prezzo dell'azione \u00e8 salito da 22,70 a 24,00 franchi. La performance semestrale, compresa la distribuzione, \u00e8 stata pari a 7,7 % e quindi appena superiore all'indice di riferimento SXI Real Estate Funds TR (7,2 %).
