Alla fine di giugno dell'anno scorso il tasso di posti vacanti era di appena 1%. Nei centri urbani, il tasso era addirittura di 0,5%. La continua carenza di offerta ha fatto s\u00ec che i prezzi aumentassero in modo significativo nel corso degli anni. L'effetto temporaneo dei tassi di interesse nel 2022\/2023 \u00e8 stato in grado di rallentare solo leggermente questo slancio. Tuttavia, negli ultimi anni l'attivit\u00e0 edilizia non \u00e8 aumentata in modo significativo (fonte: UST). Ci\u00f2 si evince da un lato dalla stagnazione degli investimenti edilizi diretti, dall'altro dalla stagnazione del numero di domande di costruzione. Le ragioni di questa situazione non risiedono tanto nei finanziamenti quanto nelle sfide operative dell'edilizia. Quattro fattori centrali che vincolano le risorse rallentano il processo di costruzione e quindi caratterizzano il successo dei progetti di sviluppo:<\/p>\n<ol>\n<li>Procedure di autorizzazione impegnative: Il tempo medio di autorizzazione per gli edifici residenziali \u00e8 aumentato notevolmente negli ultimi anni. Secondo UBS, oggi si aggira tra i 200 e i 230 giorni, nelle grandi citt\u00e0 addirittura fino a 305 giorni.<\/li>\n<li>Maggiore complessit\u00e0 strutturale e tecnica: i crescenti requisiti di qualit\u00e0 abitativa, efficienza energetica e sostenibilit\u00e0 portano a processi di costruzione pi\u00f9 impegnativi e a una tecnologia edilizia complessa. Allo stesso tempo, i sistemi moderni offrono un nuovo valore aggiunto, come le soluzioni di accesso digitale e i sistemi intelligenti di controllo del riscaldamento e della ventilazione.<\/li>\n<li>Carenza di manodopera qualificata nel settore edile: gli specialisti qualificati scarseggiano e spesso sono al completo per un lungo periodo. Ci\u00f2 rende pi\u00f9 complesse le procedure di aggiudicazione e pi\u00f9 importanti il controllo e il coordinamento dei mestieri. La carenza aumenta anche il rischio di ritardi e problemi di qualit\u00e0.<\/li>\n<li>Acquistare con una visione chiara e una visione coerente dei margini: il successo di un progetto inizia con gli acquisti giusti.
