Escludendo l'effetto della rivalutazione, tuttavia, l'utile \u00e8 sceso leggermente da 122,7 a 122,1 milioni di franchi. La distribuzione rimarr\u00e0 costante a 7,00 franchi.<\/p>\n<h3>Tasso di sfitto pi\u00f9 elevato nel portafoglio<\/h3>\n<p>Il risultato operativo del portafoglio immobiliare di propriet\u00e0 \u00e8 sceso da 123,0 a 113,8 milioni di franchi. I redditi da locazione sono scesi da 221,3 milioni di franchi a 204,0 milioni di franchi, soprattutto a causa delle vendite e del lancio di un progetto. Allreal annuncia che i redditi da locazione dovrebbero tornare a crescere nei prossimi anni. Il tasso di sfitto \u00e8 passato da 1,6% a 3,4% nell'esercizio finanziario. \u00abI fattori principali sono gli spazi ancora liberi nella Freiburgstrasse a Berna, in un immobile per uffici presso l'aeroporto di Ginevra e gli spazi liberi nel sito Richti a Wallisellen\u00bb, si legge in un comunicato stampa. Le vendite a B\u00fclach e Basilea a 9% al di sopra del valore contabile hanno portato a un reddito di 2,6 milioni di franchi svizzeri dalla vendita di immobili d'investimento. La rivalutazione del portafoglio \u00e8 passata da 121,3 milioni di franchi svizzeri dell'anno precedente a 125,0 milioni di franchi svizzeri.<\/p>\n<h3>Aumenta l'utile dei condomini<\/h3>\n<p>Nel segmento Sviluppo e realizzazione, i proventi delle attivit\u00e0 commerciali sono aumentati da 42,8 a 52,9 milioni di franchi. Il segmento ha beneficiato in particolare del significativo aumento del contributo agli utili derivanti dalla vendita di condomini. Questo \u00e8 passato da 11,2 milioni di franchi a 21,1 milioni di franchi. Il principale motore \u00e8 stato il progetto di Spiserstrasse a Zurigo-Albisrieden. Hanno contribuito anche i progetti di Avenue de l'Amandolier a Ginevra e di Avenue du Cur\u00e9-Baud a Petit-Lancy.<\/p>\n<p>Secondo Allreal, la realizzazione ha toccato il fondo. Il volume delle costruzioni \u00e8 passato da 248,1 a 282,6 milioni di franchi svizzeri. Va notato che nell'anno precedente i lavori di costruzione venivano ancora eseguiti per conto terzi nella Svizzera occidentale. La percentuale di progetti propri \u00e8 aumentata a oltre 40% da circa un terzo dell'anno precedente. L'utile netto di realizzazione \u00e8 rimasto pressoch\u00e9 stabile a 17,3 milioni di franchi (anno precedente: 17,6 milioni di franchi). L'utile netto del segmento Sviluppo e realizzazione \u00e8 migliorato da 3,0 milioni di franchi a 10,7 milioni di franchi.<\/p>\n<h3>Il tasso di posti vacanti diminuir\u00e0 ancora nel 2026<\/h3>\n<p>Per l'esercizio 2026, Allreal prevede un risultato operativo pi\u00f9 elevato e indici di bilancio stabili. Si prevede un nuovo aumento dei canoni di locazione nel segmento immobiliare. Inoltre, si prevede che la vendita di immobili d'investimento contribuisca in modo sostanziale agli utili nella prima met\u00e0 dell'anno. Il tasso di sfitto dovrebbe ridursi nuovamente nel corso dell'anno. Nel segmento Sviluppo e realizzazione, Allreal prevede un leggero aumento dei profitti dalla vendita di condomini, un volume di costruzioni leggermente superiore e spese operative stabili.
