Poich\u00e9 non ci sono stati cambiamenti nel portafoglio e il tasso di sfitto \u00e8 rimasto costante a 0,7 %, si tratta di un aumento a parit\u00e0 di condizioni. Secondo la societ\u00e0, la domanda di immobili interessanti \u00e8 aumentata in modo significativo nella prima met\u00e0 dell'anno ed \u00e8 rimasta \u00abmolto alta\u00bb nella seconda met\u00e0. Di ci\u00f2 si \u00e8 tenuto conto nelle valutazioni degli immobili. L'utile netto consolidato \u00e8 aumentato di 45,11 milioni di franchi svizzeri, raggiungendo 85,2 milioni di franchi svizzeri; rettificato per la rivalutazione e gli effetti speciali, \u00e8 aumentato di 6,31 milioni di franchi svizzeri, raggiungendo 39,2 milioni di franchi svizzeri.<\/p>\n<h3>La divisione catering pi\u00f9 redditizia<\/h3>\n<p>Anche i proventi del segmento Hotel &amp; Catering hanno contribuito all'aumento dell'utile. Questo \u00e8 aumentato di 3,8% a 16,1 milioni di franchi svizzeri. L'azienda sottolinea l'elevata domanda di appartamenti serviti. Il calo delle vendite con \u00absingoli clienti commerciali di grandi dimensioni\u00bb \u00e8 stato compensato da nuove relazioni con i clienti. Anche la domanda del ristorante Aigu, recentemente ristrutturato, si \u00e8 sviluppata positivamente e ha portato a un significativo aumento delle vendite. Ci\u00f2 ha compensato il calo delle vendite del ristorante Secret Garden, ora disponibile esclusivamente per eventi individuali. Complessivamente, le vendite nel segmento del catering sono rimaste al livello dell'anno precedente. Il margine operativo lordo (MOL) \u00e8 passato da 39,3% a 41,1%.<\/p>\n<h3>Finanziamento un po' pi\u00f9 costoso<\/h3>\n<p>Il reddito operativo del Gruppo nel suo complesso \u00e8 migliorato di 3,0% a 91,5 milioni di franchi. Sebbene le spese immobiliari siano aumentate di 8,71 milioni di franchi svizzeri, il reddito operativo prima dell'ammortamento e della rivalutazione \u00e8 aumentato di 4,41 milioni di franchi svizzeri, raggiungendo 58,5 milioni di franchi svizzeri. La plusvalenza da rivalutazione, pari a 52,2 milioni, \u00e8 pi\u00f9 che raddoppiata rispetto all'anno precedente (24,8 milioni) e corrisponde all'8% del valore del portafoglio di tutti gli immobili. Per la prima volta \u00e8 stato incaricato JLL come valutatore. I costi di finanziamento, aumentati di % 3,0 a 10,5 milioni di franchi, riflettono, tra l'altro, un'obbligazione verde scaduta nel quarto trimestre, che aveva un tasso di interesse di % 0,11 ed \u00e8 stata sostituita da un'altra obbligazione verde con una cedola di 1,25%. Gli investimenti in portafoglio sono aumentati da 8,1 milioni di franchi svizzeri a 27,1 milioni di franchi svizzeri nell'esercizio finanziario. Insieme agli effetti della rivalutazione, il valore di mercato dell'intero portafoglio \u00e8 aumentato di 4,% a 1,86 miliardi di franchi.<\/p>\n<h3>Il dividendo aumenta di quasi il 5%<\/h3>\n<p>Secondo la proposta della direzione, il dividendo deve essere aumentato di CHF 4,3%, passando da CHF 4,70 a CHF 4,90 per azione nominativa di serie A. Per la serie B, l'aumento \u00e8 di 2,0 franchi a 49,00 franchi.<\/p>\n<h3>L'utile rimarr\u00e0 costante nonostante i minori introiti<\/h3>\n<p>Per l'esercizio in corso, la societ\u00e0 prevede una leggera riduzione dei proventi immobiliari a causa delle due riduzioni del tasso di interesse di riferimento avvenute a marzo e a settembre. Tuttavia, le minori spese immobiliari dovrebbero compensare la riduzione dei ricavi.
