I redditi da locazione sono aumentati da 42,6 a 47,4 milioni di franchi svizzeri, mentre il fondo ha incrementato il proprio utile netto di 171 milioni di franchi svizzeri a 26,2 milioni di franchi svizzeri. Da quattro vendite sono state realizzate plusvalenze per 4,9 milioni di franchi (anno precedente: 0,37 milioni di franchi), mentre le plusvalenze non realizzate sono aumentate da circa 4 milioni di franchi a 24,9 milioni di franchi. Il reddito totale di 49,6 milioni di franchi corrisponde a un rendimento del capitale investito di 5,15 % (anno precedente: 3,0 %).<\/p>\n<p>Rispetto all'anno precedente, il valore di mercato degli immobili \u00e8 aumentato di 237,8 milioni di franchi svizzeri, pari a circa 22%, raggiungendo 1,3 miliardi di franchi svizzeri. A parit\u00e0 di perimetro, la variazione del valore del portafoglio \u00e8 stata di 28,4 milioni di franchi svizzeri o 2,75TP3T. L'aumento della valutazione del portafoglio esistente \u00e8 dovuto principalmente all'aumento dei redditi e degli affitti di mercato, nonch\u00e9 alla riduzione del tasso di sconto medio.<\/p>\n<p>A causa degli effetti fiscali, l'utile netto generato per azione \u00e8 sceso da 2,75 a 2,69 franchi, a causa dell'aumento retroattivo delle imposte sul capitale nel Cantone di Ginevra. Tuttavia, il dividendo per il 2025 rimane stabile a 2,75 franchi. Sulla base del prezzo dell'azione di 128,00 franchi al 30 settembre, si ottiene un rendimento da dividendo di 2,15 %. Con 21,2 %, la performance ha superato quella del benchmark SXI Real Estate Funds Broad TR (12,7 %).<\/p>\n<h3>Aumento di capitale a marzo<\/h3>\n<p>Il prossimo aumento di capitale \u00e8 previsto per la fine di marzo 2026 e sar\u00e0 nuovamente utilizzato per acquistare immobili dal portafoglio di Helvetia Insurance.
