In occasione del 107\u00b0 Swiss Property Talk, organizzato da Galledia Fachmedien insieme alla Camera di valutazione SVIT, quattro esperti hanno fatto luce su come il settore debba prepararsi a un futuro pi\u00f9 \u00abcaldo\u00bb. Zurich segue un processo strutturato per garantire che i suoi 25 miliardi di dollari di asset in gestione siano resilienti al clima. I rischi vengono innanzitutto identificati e classificati a livello di portafoglio, prima di esaminare le misure da adottare per le propriet\u00e0 particolarmente esposte. Mentre i rischi naturali come le inondazioni o le valanghe stanno gi\u00e0 causando riduzioni dei prezzi statisticamente significative, fino al 5% (molto di pi\u00f9 nel caso degli smottamenti), un altro fenomeno si sta facendo notare: il caldo. Gli scenari climatici prevedono un drastico aumento delle notti tropicali per citt\u00e0 come Zurigo - notti con temperature costantemente superiori ai 20 gradi. Questo fenomeno non \u00e8 coperto dall'assicurazione obbligatoria sugli edifici, in quanto si tratta di un evento continuo e non improvviso. Schweizer ha avvertito: \u00abNon saranno quelli che oggi hanno gli edifici migliori ad avere successo, ma quelli che hanno i dati, i modelli e gli strumenti decisionali per gestire attivamente questa incertezza\u00bb. Utilizzando come esempio il progetto pionieristico \u00abBaarermatte\u00bb a Baar, ha mostrato approcci visionari: Il sito \u00e8 stato progettato in base a modelli climatici, gli alberi esistenti sono stati riposizionati in modo elaborato per garantire un'ombra immediata e gli edifici sono in parte collocati su supporti per consentire il flusso di aria fredda e il deflusso dell'acqua in caso di forti precipitazioni. Guth\u00f6rl si \u00e8 espresso a favore dell'integrazione delle simulazioni climatiche (vento, luce solare, isole di calore) nelle prime fasi di sviluppo del sito e dei concorsi. Ha individuato tre livelli di impatto: il livello di transazione, il livello di portafoglio e l'assicurabilit\u00e0. Quest'ultima, in particolare, \u00e8 fonte di preoccupazione: in alcuni mercati i premi stanno gi\u00e0 aumentando in modo massiccio o la copertura viene rifiutata. Un edificio non pi\u00f9 assicurabile diventa illiquido, un classico \u00abstranded asset\u00bb. A Zurigo, ad esempio, il tunnel di scarico della Sihl riduce il rischio di inondazioni. Tuttavia, i proprietari non dovrebbero dormire sugli allori.
