Secondo le informazioni fornite, la crescita del portafoglio \u00e8 dovuta in particolare all'avanzamento delle costruzioni e alle ristrutturazioni. Al netto degli investimenti, ci\u00f2 ha comportato un apprezzamento di 113,4 milioni di franchi svizzeri, pari a 2,8%. Nell'esercizio non sono state effettuate transazioni immobiliari.<\/p>\n<p>I ricavi da locazione sono aumentati di 7,6 milioni di franchi svizzeri, raggiungendo 171,6 milioni di franchi svizzeri, il che, secondo UBS, \u00e8 in parte dovuto al completamento di nuove costruzioni e ristrutturazioni. Il tasso di morosit\u00e0 degli affitti \u00e8 aumentato leggermente di 0,6 punti percentuali rispetto all'anno precedente, con un tasso di morosit\u00e0 cumulativo di 3,1% al 30 settembre. L'utile netto \u00e8 rimasto praticamente invariato a 85,3 milioni di franchi svizzeri, mentre l'utile totale \u00e8 aumentato da 119,2 a 186,5 milioni di franchi svizzeri. A ci\u00f2 hanno contribuito le plusvalenze non realizzate di 113,4 milioni di franchi (anno precedente: +44,8 milioni di franchi).<\/p>\n<h3>Completamento del grande progetto a Spreitenbach<\/h3>\n<p>Uno dei punti salienti dell'anno \u00e8 stato il completamento del \u00abTivoli Garten\u00bb di Spreitenbach (AG) dopo un periodo di costruzione di cinque anni. Insieme a UBS Green Property, UBS \u00abSiat\u00bb ha investito qui circa 153,0 milioni di franchi svizzeri. Il progetto comprende 445 appartamenti e 13.500 metri quadrati di spazi commerciali e retail. Decathlon ha gi\u00e0 aperto in primavera con una superficie di 5.500 metri quadrati.<\/p>\n<p>Il fondo sta inoltre eseguendo la ristrutturazione completa e l'ampliamento di un immobile nel quartiere Seefeld di Zurigo. Non lontano dal Bellevue e dal lago di Zurigo, in Seefeldstrasse 26, 28 e 32, 34, il progetto prevede la ristrutturazione ad alta efficienza energetica dell'involucro dell'edificio, compresa la sostituzione delle finestre. I lavori saranno completati nell'estate del 2026.<\/p>\n<p>Sono stati completati i lavori per la costruzione di due grattacieli residenziali a Basilea. I 196 appartamenti del quartiere Hirzbrunnen di Kleinbasel sono stati rioccupati nell'ottobre 2023 e nel febbraio 2025.<\/p>\n<p>Infine, \u00abSiat\u00bb riporta che il 19 novembre si terr\u00e0 la cerimonia di posa della prima pietra del nuovo edificio sostitutivo \u00abDialogo\u00bb a Lugano-Massagno. Il progetto nasce da un'idea degli architetti zurighesi AWW Architekten AG. La demolizione dei 44 appartamenti esistenti \u00e8 gi\u00e0 avvenuta. Il nuovo edificio sostitutivo comprender\u00e0 60 appartamenti, che dovrebbero essere pronti per essere occupati nella seconda met\u00e0 del 2029.
