Su base comparabile, il risultato \u00e8 stato un aumento di 1,6 %, di cui 1,0 punti percentuali attribuibili agli adeguamenti dell'indice. L'unica transazione del trimestre, la vendita della Gurtenbrauerei 10-92 a Wabern, nei pressi di Berna, ha comportato entrate da altre vendite di immobili per un totale di 7,7 milioni di franchi. Rispetto allo stesso periodo dell'anno precedente, i ricavi dalla vendita di immobili d'investimento sono diminuiti di 3,6 milioni di franchi e quelli dalla vendita di immobili di sviluppo di 1,0 milioni di franchi. Le spese operative, invece, sono diminuite di 1,5 milioni di franchi svizzeri, attestandosi a 7,2 milioni di franchi svizzeri, principalmente a causa della riduzione delle imposte sulla propriet\u00e0 di un immobile a Ginevra in seguito al riconoscimento di un certificato energetico. Le spese per il personale sono invece aumentate di 0,5 milioni di franchi e le spese operative e amministrative di 0,3 milioni di franchi. Anche i costi di finanziamento netti sono aumentati - di 1,2 milioni di franchi - ma sono rimasti bassi con un costo medio del debito di 0,98 %. Il CEO di PSP Giacomo Balzarini si aspetta che gli spread rimangano invariati o diminuiscano. \u00abQuesta \u00e8 la mia sensazione quando guardo le ultime emissioni delle banche\u00bb, ha detto alla conferenza degli analisti.<\/p>\n<p>Con 166,2 milioni di franchi svizzeri, l'utile, escluse le plusvalenze\/perdite sugli investimenti immobiliari, \u00e8 stato inferiore di 2,4 % rispetto all'anno precedente.
