L'aumento di 13,2%, pari a circa 5 milioni di franchi, \u00e8 dovuto alla riduzione dei posti vacanti e al pagamento di un credito di affitto cancellato nell'anno precedente, ha annunciato la societ\u00e0. Il <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/unternehmen\/2025-05-20\/zueblin-immobilien-senkt-den-leerstand\/\" target=\"_blank\" rel=\"noopener\">nuove locazioni gi\u00e0 comunicate a Berna<\/a> ha portato a una significativa riduzione delle perdite di posti vacanti di 32,6% a 264.000 franchi (anno precedente: 392.000). Il tasso di sfitto \u00e8 sceso di 0,5 punti percentuali a 4,3%. \u00abIl canone di locazione per la proroga di un importante contratto di affitto \u00e8 stato leggermente ridotto per tenere conto delle minori indennit\u00e0 di miglioramento dell'inquilino\u00bb, aggiunge Z\u00fcblin. Tuttavia, l'obiettivo di reddito da locazione \u00e8 rimasto quasi invariato a circa 5,0 milioni di franchi svizzeri a causa dell'indicizzazione. Senza gli effetti speciali delle perdite sui crediti, il reddito da locazione sarebbe stato superiore di 2,7% rispetto all'anno precedente.<\/p>\n<h3>Il risultato operativo aumenta in modo significativo<\/h3>\n<p>Z\u00fcblin spiega l'aumento delle spese immobiliari di 36.000 franchi a 160.000 franchi in particolare con l'aumento dei premi assicurativi per l'edificio e l'aumento degli accantonamenti per le imposte sulla propriet\u00e0 a causa di una rivalutazione del valore ufficiale. Anche i costi di manutenzione corrente sono aumentati, mentre le spese per il personale sono diminuite. L'EBITDA \u00e8 migliorato complessivamente del 13,0% a 3,4 milioni di franchi.<\/p>\n<p>La rivalutazione del portafoglio immobiliare ha portato a un apprezzamento di circa 2,2 milioni o 0,9% (anno precedente: +0,5 milioni\/+ 0,2%). Gli oneri finanziari sono diminuiti rispetto allo stesso periodo dell'anno precedente grazie al<br \/>\nIl margine di interesse \u00e8 sceso di 531.000 franchi a 370.000 franchi a causa del calo dei tassi di riferimento, mentre il volume dei mutui \u00e8 rimasto praticamente invariato. Di conseguenza, l'utile generato \u00e8 passato da 2,4 a 4,3 milioni di franchi svizzeri, mentre il risultato operativo (utile EPRA) per azione rettificato per gli effetti di valutazione \u00e8 aumentato di ben 31,1%.<\/p>\n<h3>\u00abBuona posizione di partenza per le opportunit\u00e0 di acquisto\u00bb<\/h3>\n<p>Nel suo outlook, Z\u00fcblin sottolinea l'ulteriore aumento dell'attrattiva degli investimenti immobiliari a seguito del calo dei rendimenti delle obbligazioni governative e societarie in franchi svizzeri. Con un basso rapporto di indebitamento, Z\u00fcblin \u00e8 \u00abin una buona posizione per sfruttare eventuali opportunit\u00e0 di acquisto\u00bb. L'azienda si sta concentrando su immobili con destinazione d'uso principale a uso ufficio, per un importo compreso tra 10 e 50 milioni di franchi svizzeri.
