Di concerto con la citt\u00e0 di Winterthur, si \u00e8 deciso di realizzare ulteriori appartamenti al posto del previsto hotel. Di questi, 30% saranno di fascia economica. Cham Swiss prevede che il permesso di costruzione diventi legalmente vincolante nel corso del 2026.<\/p>\n<h3>Permesso di costruire con condizioni<\/h3>\n<p>Il complesso Winterthur \u00e8 uno dei progetti pi\u00f9 grandi del portafoglio di sviluppo della societ\u00e0 immobiliare. Comprende un totale di circa 300 appartamenti in affitto e dominer\u00e0 lo skyline della citt\u00e0 con il \u00abRocket\u00bb, alto 100 metri. All'inizio di aprile 2025 \u00e8 stata rilasciata la licenza edilizia per il progetto di costruzione. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regionen\/2025-05-19\/winterthur-baubewilligung-fuer-hochhaus-mit-auflagen\/\" target=\"_blank\" rel=\"noopener\">(IB ha riferito)<\/a> concessi. Tali condizioni riguardavano in particolare l'estensione dell'uso pubblico dell'ultimo piano e l'accesso alle aree del piano terra. \u00abCham Swiss Properties ha colto le condizioni imposte dalle autorit\u00e0 come un'opportunit\u00e0 per migliorare ulteriormente il progetto\u00bb, afferma la societ\u00e0 immobiliare quotata in borsa, facendo riferimento a un \u00abdialogo costruttivo\u00bb con la citt\u00e0.<\/p>\n<p>Al posto dell'uso alberghiero previsto nel grattacielo, ora si stanno progettando altri 5.000 metri quadrati di spazio residenziale. \u00abStiamo progettando gli appartamenti a prezzi accessibili in modo che siano adatti a giovani in formazione o ad appartamenti condivisi\u00bb, afferma Thomas Aebischer, CEO di Cham Swiss. Rinunciando all'uso dell'hotel, lo spazio al piano terra sar\u00e0 riqualificato. Invece di un check-in alberghiero in gran parte automatizzato, Cham Swiss sta progettando aree di vendita al dettaglio e di ristorazione accessibili al pubblico. Anche l'ultimo piano sar\u00e0 reso pi\u00f9 attraente con una sala panoramica e un'area per eventi e catering. \u00abUna zona pubblica in un edificio residenziale comporta delle sfide in termini di privacy e sicurezza\u00bb, afferma Thomas Aebischer. \u00abMa siamo fiduciosi di poter implementare una buona soluzione in modo che l'intera popolazione possa godere della vista da un'altezza di 100 metri\u00bb.\u00bb<\/p>\n<h3>Nessuna costruzione ibrida in legno<\/h3>\n<p>Anche l'uso dei materiali \u00e8 cambiato: il \"Rocket\" era stato inizialmente progettato come un edificio ibrido in legno, simile a quello che Cham Swiss Properties ha completato all'inizio del 2025 sul suo sito Papieri a Cham, nel cantone di Zugo. \"Conosciamo bene i vantaggi e gli svantaggi del legno e abbiamo quindi valutato attentamente se questo materiale dovesse essere utilizzato anche a Winterthur\", spiega Thomas Aebischer. \"Alla fine, per considerazioni di rischio e per motivi economici, abbiamo deciso di optare per un metodo costruttivo diverso, altrettanto innovativo e sostenibile grazie ai rapidi progressi della tecnologia costruttiva e dei materiali.\" Cham Swiss indica alternative equivalenti al CO\u2082 che offrono vantaggi, soprattutto per gli edifici alti, in termini di economicit\u00e0, pianificabilit\u00e0 e disponibilit\u00e0 di materiali. Si parla di \"statica ottimizzata, uso efficiente dei materiali e calcestruzzo a bassa emissione di CO\u2082\". \u00c8 ancora prevista la certificazione secondo lo standard riconosciuto SNBS Gold. Il progetto \"Rocket\" \u00e8 stato precedentemente pubblicizzato come uno degli edifici residenziali in legno pi\u00f9 alti attualmente in fase di pianificazione.<\/p>\n<h3>Completamento previsto nel 2030<\/h3>\n<p>\u00abUna volta definite le condizioni, Cham Swiss Properties ritirer\u00e0 il ricorso presentato per motivi formali\u00bb, ha annunciato la societ\u00e0. La societ\u00e0 immobiliare prevede che il permesso di costruzione diventi legalmente vincolante nel corso del 2026 e che la costruzione inizi a met\u00e0 del 2027.
