Questa crescita \u00e8 dovuta principalmente all'aumento del valore di mercato degli immobili (+7,8%). I redditi da locazione del fondo sono aumentati di 14,8% o 9,7 milioni di franchi svizzeri, raggiungendo 74,9 milioni di franchi svizzeri nell'ultimo esercizio finanziario. Ci\u00f2 \u00e8 dovuto principalmente alle acquisizioni effettuate alla fine dell'anno, in particolare le propriet\u00e0 nel Quartier de la Levratte a Nyon (VD) e in Rue du Cheminet 31-39 a Yverdon-les-Bains (VD). Anche le aggiunte agli edifici di Rue des Asters 18-20 e Chemin Gilbert-Trolliet 10-12 hanno generato entrate aggiuntive dopo il completamento. La crescita organica dei redditi da locazione nel periodo dal 2024 al 2025 \u00e8 stata di poco inferiore a 2%, superando la media di 0,76% tra il 2018 e il 2023. Nel frattempo, il tasso di perdita degli affitti \u00e8 sceso da 1,13% a 0,94%.<\/p>\n<p>Le spese del fondo sono aumentate di 6,2% e quindi in misura pi\u00f9 contenuta rispetto alle entrate. Un fattore chiave \u00e8 stato il calo dei tassi d'interesse ipotecari, che sono diminuiti di 23%. La durata media residua dei mutui \u00e8 aumentata da 0,9 a 2,4 anni. In relazione al calo dei valori imponibili nel Cantone di Ginevra, anche l'onere fiscale diretto del fondo \u00e8 diminuito di quasi 7%, mentre i costi legati alla propriet\u00e0 sono aumentati di 39% a causa dell'aggiunta di nuovi immobili. I costi di manutenzione sono aumentati di 20%.<\/p>\n<h3>Il risultato netto pi\u00f9 alto degli ultimi 18 anni<\/h3>\n<p>Complessivamente, il risultato netto \u00e8 migliorato del 9,6%, raggiungendo i 34,0 milioni di franchi svizzeri. \"Si tratta del risultato netto per quota pi\u00f9 elevato degli ultimi diciotto anni per il fondo Solvalor 61\", scrive Realstone. A ci\u00f2 si aggiunge una plusvalenza realizzata di 1,1 milioni di franchi svizzeri dalla vendita di condomini, che porta il risultato realizzato a 35,1 milioni di franchi svizzeri. Le plusvalenze non realizzate, pari a 64,1 milioni di franchi, hanno portato il reddito totale da 35,8 a 99,2 milioni di franchi. Il dividendo \u00e8 destinato ad aumentare da 5,35 franchi per azione a 5,40 franchi.<\/p>\n<h3>Un'acquisizione nell'esercizio finanziario e altre cinque da allora<\/h3>\n<p>Dal 30 giugno 2025 sono stati acquisiti altri cinque immobili: Due immobili in costruzione in Route des Morillons 24-26 a Ginevra e un edificio residenziale in Rue de la Baillive 3 (sempre a Ginevra), un edificio residenziale in Rue de Chailly 58 a Losanna e un edificio a uso misto in Rue des Acacias 4-6 a Prilly (VD). Queste acquisizioni e l'edificio di Avenue Maria-Belgia 4-6 a Losanna, acquisito nel corso dell'esercizio (per 12,2 milioni di franchi svizzeri), aumenteranno il reddito da locazione di 6,0 milioni di franchi svizzeri. Il rendimento lordo medio \u00e8 pari a 4,5%.<\/p>\n<h3>Aumento di capitale per 176 milioni di franchi<\/h3>\n<p>Dal 16 al 29 ottobre, il fondo effettuer\u00e0 un aumento di capitale con diritti di sottoscrizione per un importo di circa 176 milioni di franchi svizzeri. Il rapporto di sottoscrizione \u00e8 di otto quote esistenti per una nuova quota. Il prezzo di sottoscrizione \u00e8 di 250,50 franchi svizzeri per azione. I proventi saranno utilizzati per finanziare acquisizioni e progetti nella Svizzera occidentale.
