I ricavi da locazione sono aumentati di circa 81.000 migliaia di franchi svizzeri, raggiungendo i 49,4 milioni di franchi svizzeri.<\/p>\n<h3>Quattro acquisizioni<\/h3>\n<p>Il fondo ha acquisito quattro immobili per un volume di poco inferiore a 50 milioni di franchi svizzeri. Due immobili residenziali con rispettivamente 24 e 16 appartamenti si trovano a Dietikon (Brunauweg 2-6 e Sch\u00f6neggstrasse 149\/151) e sono direttamente adiacenti all'immobile di Birmensdorferstrasse 7-11\/Sch\u00f6neggstrasse 145\/147, gi\u00e0 in portafoglio. Con una superficie contigua di poco meno di 9.000 metri quadrati, esiste un \"interessante potenziale di sviluppo a lungo termine\", scrive Pensimo. Inoltre, l'immobile di Hauptstrasse 5\/5a \u00e8 stato acquisito nell'ambito di un consolidamento dell'immobile adiacente di Kirchgasse 1\/1a a Frenkendorf. Swissinvest ha investito 13,4 milioni di franchi svizzeri in immobili esistenti e progetti di costruzione.<\/p>\n<p>Oltre agli investimenti effettuati, anche la riduzione del tasso di sconto di cinque punti base a 2,67% ha contribuito all'aumento del valore del portafoglio del fondo. Il tasso di interesse medio sui finanziamenti \u00e8 diminuito di 61 punti base, passando a 1,06%.<\/p>\n<h3>Utile netto in crescita nonostante l'aumento dei costi<\/h3>\n<p>Il tasso di perdita degli affitti \u00e8 aumentato da 2,89 a 3,64% a causa dei progetti di costruzione. Nonostante l'aumento delle spese (26,5 milioni di franchi rispetto ai 23,4 milioni dell'anno precedente), l'utile netto \u00e8 passato da 24,0 a 25,7 milioni di franchi. Grazie al forte miglioramento del risultato della valutazione, che \u00e8 passato da -1,3 milioni di franchi a 42,6 milioni di franchi, il reddito totale \u00e8 aumentato in modo significativo da 22,8 milioni di franchi a 54,2 milioni di franchi. Il rendimento del capitale investito \u00e8 passato da 2,84 a 6,38%. Tuttavia, la distribuzione di 4,55 franchi deliberata dal Consiglio di amministrazione rimane invariata.
