Inoltre, i contributi per lavori propri capitalizzati e la tassazione dei contributi IVA sono aumentati complessivamente di 1,7 milioni di franchi, raggiungendo i 5,4 milioni di franchi.<\/p>\n<p>Ci\u00f2 \u00e8 stato compensato dagli effetti negativi della svalutazione di 31,8 milioni di franchi svizzeri a met\u00e0 2016, dovuta alla regolare rivalutazione semestrale degli immobili. Inoltre, la valutazione iniziale dell'immobile appena acquistato in Hardturmstrasse 101, 103, 105 \/ F\u00f6rrlibuckstrasse 30 a Zurigo ha comportato una rettifica negativa del valore di mercato di 6,7 milioni di franchi svizzeri alla fine di settembre, ha dichiarato PSP.<\/p>\n<p>Per l'intero esercizio 2016, l'azienda prevede un risultato operativo migliore rispetto all'anno precedente: l'Ebitda (esclusi gli effetti di valutazione) dovrebbe superare i 240 milioni di franchi svizzeri. Rispetto al 2015 (232,7 milioni), si prevedono in particolare maggiori entrate dalla vendita di condomini.<\/p>\n<p><strong>Portafoglio immobiliare con 6,9 miliardi di valore di bilancio<\/strong><\/p>\n<p>Alla fine di settembre 2016, il portafoglio immobiliare di PSP comprendeva 161 edifici per uffici e commerciali, oltre a cinque siti di sviluppo e cinque progetti individuali. Il valore di bilancio dell'intero portafoglio ammonta a 6,884 miliardi di franchi svizzeri (fine 2015: 6,724 miliardi). Nel giugno 2016 \u00e8 stato venduto l'investimento immobiliare di Avenue de Beauregard 1 a Friburgo per 12,7 milioni. Nel luglio 2016 \u00e8 stato acquistato per 145 milioni un edificio per uffici e attivit\u00e0 commerciali in Hardturmstrasse 101, 103, 105 \/ F\u00f6rrlibuckstrasse 30 a Zurigo.<\/p>\n<p>La prima fase del grande progetto Salmenpark a Rheinfelden, con un investimento di circa 180 milioni di franchi, dovrebbe essere completata entro la fine del 2016. La domanda di costruzione rivista per la seconda fase, con un investimento di circa 70 milioni, dovrebbe essere presentata alla fine del 2016. Qui verranno costruite 100 unit\u00e0 condominiali.<\/p>\n<p>La propriet\u00e0 al 40 di Rue du March\u00e9 a Ginevra \u00e8 in fase di ristrutturazione. Entro il 2018 saranno investiti circa 15 milioni di franchi svizzeri.<\/p>\n<p>I due immobili di F\u00f6rrlibuckstrasse 178\/180 e Hardturmstrasse 181, 183, 185 (progetto Orion) a Zurigo Ovest saranno demoliti e sostituiti da un nuovo edificio commerciale. La domanda di costruzione dovrebbe essere presentata alla fine del 2016. La costruzione \u00e8 prevista tra il 2018 e il 2020. L'investimento ammonter\u00e0 a circa 120 milioni di franchi svizzeri.<\/p>\n<p>Sul sito di Paradiso a Lugano, l'inizio dei lavori di costruzione di un edificio residenziale con 65 appartamenti e spazi per uffici e negozi \u00e8 previsto per il primo trimestre del 2017. Nella prospettiva odierna, l'importo dell'investimento ammonta a circa 65 milioni di franchi svizzeri. L'intenzione \u00e8 quella di vendere tutte le unit\u00e0 dopo il completamento.<\/p>\n<p><strong>Tasso di posti vacanti del 9,4 per cento\u00a0<\/strong><\/p>\n<p>Il tasso di sfitto nel portafoglio immobiliare di PSP era del 9,4% a fine settembre 2016 (fine giugno 2016: 9,1%). Di questi, 1,1 punti percentuali sono dovuti ai lavori di ristrutturazione in corso su diverse propriet\u00e0, ha dichiarato PSP. Gli immobili di Zurigo Ovest e Wallisellen, con un valore patrimoniale di 0,7 miliardi di franchi, hanno contribuito al tasso di sfitto per un totale di 1,8 punti percentuali. I restanti immobili con un valore d'investimento di 5,4 miliardi di franchi svizzeri (ossia il portafoglio totale, esclusi gli immobili in fase di ristrutturazione e quelli di Zurigo Ovest e Wallisellen) hanno rappresentato 6,5 punti percentuali.<\/p>\n<p>Per l'esercizio 2016, PSP Swiss Property prevede un Ebitda (escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari) di oltre 240 milioni di franchi (2015: 232,7 milioni). Per la fine del 2016 si prevede ora un miglioramento del tasso di posti vacanti, pari a circa il 9,5%; in precedenza, PSP aveva previsto un tasso del 10%.
