A fronte di spese pressoch\u00e9 invariate, l'utile netto \u00e8 migliorato da CHF 29,9 milioni a CHF 32,6 milioni. Poich\u00e9 non viene rilevato alcun risultato di valutazione, i proventi totali sono aumentati in misura analoga, passando da 29,9 a 32,6 milioni di franchi.<\/p>\n<p>Il prezzo dell'azione di UBS Green Property \u00e8 salito da CHF 137,50 a CHF 142,00 nel primo semestre dell'anno. La performance risultante, compresa la distribuzione di 5,7%, \u00e8 superiore alla performance del mercato azionario complessivo di 3,2%. Il tasso cumulativo di perdita degli affitti \u00e8 aumentato leggermente e ora si attesta a 4,1%. I maggiori sfitti si registrano negli uffici di Z\u00fcrichstrasse 98 a D\u00fcbendorf, Route de Crassier 15 a Eysins, Rue Ferdinand-Hodler 23 a Ginevra e Hagenholzstrasse 56 a Zurigo.<\/p>\n<p>I lavori di ristrutturazione delle camere e di rifacimento dei corridoi per gli ospiti dell'hotel Courtyard by Marriott Zurich North di Max-Bill-Platz 19 a Oerlikon sono stati completati nella primavera del 2025. Oltre al rinnovamento totale e alla ristrutturazione delle 152 camere dell'hotel, sono stati rinnovati anche i bagni. I lavori sono stati eseguiti sotto la direzione dell'operatore alberghiero SV Hotel. UBS Green Property ha contribuito ai costi con 4,1 milioni di franchi svizzeri e il contratto di locazione \u00e8 stato prolungato fino al 2041.<\/p>\n<h3>Il \"Giardino di Tivoli\" prima del completamento<\/h3>\n<p>Dopo cinque anni di costruzione, il \"Tivoli Garden\" di Spreitenbach sar\u00e0 completato nell'estate del 2025. Insieme a UBS \"Siat\", UBS Green Property ha investito circa 150,0 milioni di franchi svizzeri ciascuno in questo progetto. Il progetto comprende 445 appartamenti e 13.500 metri quadrati di spazi commerciali e retail. Con una superficie di<\/p>\n<p>di 5.500 metri quadrati \u00e8 gi\u00e0 stato aperto da Decathlon. Gli appartamenti saranno occupati a tappe dalla fine di luglio alla fine di ottobre. Anche la ristrutturazione totale dell'Untermattweg 8 di Berna procede secondo i piani. La trasformazione dell'immobile puramente commerciale in un immobile a uso misto con diverse tipologie residenziali e un'offerta di ristorazione pubblica proseguir\u00e0 fino all'aprile 2030. La ristrutturazione della torre per uffici sar\u00e0 completata nel settembre 2026. Galenica svilupper\u00e0 poi lo spazio per la propria sede.
