Per la prima volta \u00e8 sceso sotto la soglia dei 4%. Dalla fine dell'anno, il tasso di morosit\u00e0 \u00e8 sceso di 1,1 punti percentuali a 4,38 %. Secondo i dati <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/unternehmen\/2025-03-07\/helvetica-hsl-fonds-haelt-nettoerloes-stabil\/\" target=\"_blank\" rel=\"noopener\">numerose vendite<\/a> Il fondo ha inoltre registrato un calo significativo dei ricavi da locazione, passati da 13,9 milioni di franchi svizzeri a 10,2 milioni di franchi svizzeri. D'altro canto, poich\u00e9 le spese si sono quasi dimezzate da 8,6 a 4,7 milioni di franchi svizzeri, in particolare grazie alla riduzione degli interessi, si \u00e8 registrato un leggero miglioramento dell'utile netto, passato da 5,4 a 5,6 milioni di franchi svizzeri. Mentre le minusvalenze realizzate, pari a -9,8 milioni di franchi svizzeri sulle vendite effettuate nello stesso periodo dell'anno precedente, hanno avuto un forte impatto negativo sul reddito realizzato, questa voce ha contribuito al risultato del primo semestre 2025 per 1,1 milioni di franchi svizzeri. Il reddito realizzato \u00e8 quindi passato da -4,4 milioni di franchi a 6,6 milioni di franchi. Il risultato complessivo \u00e8 migliorato in modo ancora pi\u00f9 significativo, passando da -21,3 milioni di franchi a +9,1 milioni di franchi, grazie a un risultato di valutazione pi\u00f9 elevato. Dalla fine dell'anno il portafoglio \u00e8 stato rivalutato di 0,6%.<\/p>\n<p>Secondo la dichiarazione di Helvetica, il fondo \u00e8 \"sulla buona strada per raggiungere il suo obiettivo di distribuzione di 2,80 franchi per quota\". La societ\u00e0 di gestione del fondo stima il rendimento dell'investimento a 2,94%.<\/p>\n<h3>Vendite<\/h3>\n<p>Secondo il rapporto annuale, il fondo ha venduto due immobili per un totale di 45,2 milioni di franchi svizzeri:<\/p>\n<ul>\n<li>Speicher, Hinterwies 20\/22\/27-33 (AR)<\/li>\n<li>Zwingen, Strengefeldstrasse 1-7\/Grienweg 8-14\/14a\/16\/18\/Reckholderstrasse 4-10 (BL)<\/li>\n<\/ul>\n<h3>Acquisti<\/h3>\n<p>Dopo la data di riferimento, \u00e8 stata acquisita la seguente propriet\u00e0 per 16,1 milioni di franchi svizzeri:<\/p>\n<ul>\n<li>Hindelbank (BE),
