Questo \u00e8 aumentato di 146,7% franchi a 19,8 milioni di franchi rispetto al periodo precedente. Mentre nella prima met\u00e0 del 2024 gli immobili erano stati svalutati di 3,8 milioni di franchi, ora sono stati rivalutati di 8,4 milioni di franchi. Escludendo il risultato della valutazione, l'utile del semestre ammonta a 12,8 milioni, superando di ben 14,4% la cifra dell'anno precedente. Con 17,5 milioni di franchi svizzeri, l'utile operativo prima degli interessi e delle imposte (EBIT), esclusa la rivalutazione, \u00e8 stato solo marginalmente (+1,1%) superiore a quello dell'anno precedente.<\/p>\n<p>Il portafoglio immobiliare non ha subito variazioni nel primo semestre dell'anno e alla data di chiusura del bilancio aveva un valore di mercato di 1,05 miliardi di franchi svizzeri (+1,5%). Nonostante il portafoglio sia rimasto invariato e il tasso d'interesse di riferimento sia diminuito, il reddito da locazione target \u00e8 aumentato di % 2,0. La riduzione del portafoglio prestiti di 474,1 milioni di franchi svizzeri, in combinazione con i tassi d'interesse ipotecari attualmente pi\u00f9 bassi, ha portato a spese finanziarie di 3,6 milioni di franchi svizzeri, in calo di %. Il rapporto prestito\/valore era di 45,1 % alla data di bilancio.
