Il tasso di sfitto \u00e8 aumentato da 3,2 a 4,0% dall'inizio dell'anno. La rivalutazione degli immobili ha comportato un apprezzamento di 113,4 milioni di franchi svizzeri, di cui 1,7 milioni di franchi svizzeri attribuibili agli immobili di sviluppo. \"La rivalutazione \u00e8 stata determinata principalmente dallo sviluppo positivo degli immobili d'investimento in posizioni centrali a Zurigo\", scrive la societ\u00e0 immobiliare. Il tasso di sconto medio ponderato per l'intero portafoglio \u00e8 sceso di 0,25% in termini nominali a 3,56% a met\u00e0 del 2025 a causa di un adeguamento delle aspettative di inflazione da parte del valutatore ed \u00e8 rimasto invariato in termini reali a 2,54 %.<\/p>\n<p>PSP aveva gi\u00e0 annunciato un calo delle entrate immobiliari. Nel periodo in esame sono diminuiti di 1,3% a 173,9 milioni di franchi. Il risultato dell'anno precedente comprendeva due effetti speciali per un totale di 2,6 milioni di franchi. A parit\u00e0 di condizioni, tuttavia, i redditi da capitale sono aumentati di 1,2%, con un adeguamento degli indici pari a 1,0TP3T. Poich\u00e9 non sono state vendute propriet\u00e0, i ricavi dalla vendita di immobili d'investimento sono diminuiti di 11,3 milioni di franchi svizzeri e quelli dalla vendita di immobili di sviluppo di 0,6 milioni di franchi svizzeri.<\/p>\n<p>Il risultato operativo, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, \u00e8 diminuito di 5,9% a 106,9 milioni di franchi rispetto allo stesso periodo dell'anno precedente. L'utile netto \u00e8 invece aumentato da 156,3 milioni di franchi a 194,3 milioni di franchi, soprattutto perch\u00e9 le rivalutazioni del periodo precedente (44,7 milioni di franchi) sono state significativamente inferiori.<\/p>\n<h3>Previsione confermata<\/h3>\n<p>PSP parte dal presupposto che l'offerta di immobili di prima classe adatti alla sua strategia a lungo termine rimarr\u00e0 scarsa. Ci\u00f2 suggerisce che la societ\u00e0 rimarr\u00e0 cauta sul mercato delle transazioni. Alla conferenza degli analisti, l'amministratore delegato Giacomo Balzarini ha evidenziato la natura ciclica del settore immobiliare in questo contesto e ha sottolineato che, quando si effettuano acquisizioni, occorre considerare come superare il ciclo. Ha inoltre dichiarato che non sono previste vendite importanti, ma al massimo piccoli aggiustamenti del portafoglio. \"Ci sentiamo abbastanza a nostro agio con il portafoglio che abbiamo\", ha dichiarato il CEO.<\/p>\n<p>Le previsioni per l'esercizio 2025 rimangono invariate: L'EBITDA, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, dovrebbe scendere leggermente da circa 304,9 milioni di franchi a 300 milioni di franchi.
