Tuttavia, anche le plusvalenze da rivalutazione, influenzate in modo significativo dai progressi nello sviluppo dei progetti, sono state un fattore chiave.<\/p>\n<p>Le entrate immobiliari sono aumentate di 5,8%, raggiungendo 39,3 milioni di franchi. L'immobile commerciale \"Fahrwerk\" di Winterthur, gi\u00e0 completato, ha dato il suo contributo. Il tasso di sfitto dell'intero portafoglio immobiliare \u00e8 stato di 4,4%; escludendo il tasso di sfitto iniziale del \"Fahrwerk\", \u00e8 stato di 2,5%. L'avanzamento dei progetti immobiliari ha portato a una rivalutazione netta del portafoglio di sviluppo di 17,2 milioni di franchi, pari a 2,2%. Il portafoglio esistente ha registrato un apprezzamento netto di 9,4 milioni di franchi svizzeri, pari a 0,8%, un valore nettamente superiore a quello registrato nello stesso periodo dell'anno precedente (1\u00b0 semestre 2024: 1,0 milioni di franchi svizzeri, pari a 0,1%). Nella prima met\u00e0 dell'anno, Hiag ha venduto immobili residenziali e commerciali che non erano pi\u00f9 in linea con la sua strategia a prezzi che, secondo quanto riferito, sono stati mediamente superiori di circa 25% rispetto ai valori contabili, con un ricavo dalle vendite di 3,5 milioni di franchi. La societ\u00e0 riferisce di aver approfittato di un mercato delle transazioni pi\u00f9 vivace.<\/p>\n<h3>L'EBIT e l'utile netto sono aumentati in modo significativo<\/h3>\n<p>L'EBIT \u00e8 aumentato di 201TP3k CHF, raggiungendo 54,9 milioni di CHF, grazie all'effetto di valutazione, all'aumento dei redditi da capitale e a quello delle vendite. L'utile netto \u00e8 aumentato in modo ancora pi\u00f9 significativo, di 23,3% a 44,6 milioni di franchi. Tuttavia, se depurato dagli effetti della rivalutazione, l'utile netto \u00e8 sceso da 25,5 a 20,5 milioni di franchi svizzeri. Hiag attribuisce questo risultato alle entrate derivanti dalla vendita dei condomini del progetto \"Columbus\", che avevano influenzato il dato dell'anno precedente.<\/p>\n<h3>Maggiore attenzione al portafoglio e alle vendite esistenti<\/h3>\n<p>Nel corso della relazione semestrale, Hiag ha anche accennato a un adeguamento della propria strategia: Sebbene questa \"continuer\u00e0 a basarsi sui tre collaudati pilastri dello sviluppo dei siti, della gestione del portafoglio e delle transazioni\", gli immobili del portafoglio esistente \"acquisteranno maggiore importanza come fonte stabile di reddito\". Allo stesso tempo, il riciclaggio del capitale deve essere ampliato e il potenziale di rendimento aggiuntivo deve essere sfruttato con \"l'intensificazione delle attivit\u00e0 di transazione\". A quanto pare, questo cambiamento andr\u00e0 a scapito dello sviluppo di progetti. Tuttavia, questo rimane \"un forte pilastro di crescita e guadagno che integra il portafoglio e le attivit\u00e0 di transazione con interessanti rendimenti aggiuntivi\".<\/p>\n<p>Hiag parla di un \"affinamento della strategia aziendale\", nell'ambito del quale si intende anche dare priorit\u00e0 ai progetti e razionalizzare il portafoglio progetti. Il volume d'investimento aperto previsto per i progetti in costruzione o in procinto di iniziare la costruzione ammonta a circa 202 milioni di franchi e il reddito locativo atteso da questi progetti a circa 17 milioni di franchi.
