Lo squilibrio si nota soprattutto nella distribuzione della crescita del credito: Mentre le grandi banche come UBS hanno ridotto il volume dei mutui dopo l'acquisizione del Credit Suisse, le banche cantonali, le banche Raiffeisen e le casse pensioni hanno registrato un aumento - ma a un livello basso.<\/p>\n<p>Davidson ha sottolineato la posizione dominante delle banche nel mercato ipotecario svizzero, contrapponendola a quella del mercato statunitense, dove le banche gestiscono solo il 30 % circa dei mutui residenziali. Ci\u00f2 solleva la questione se forme di finanziamento alternative, come i fondi di debito, acquisteranno importanza anche in Svizzera. Con queste premesse, ha passato il testimone ai relatori, che avrebbero dovuto fare luce sul problema dal punto di vista della regolamentazione bancaria, dei finanziatori alternativi e degli sviluppatori.<\/p>\n<h3>Basilea III come principale motore della contrazione del credito<\/h3>\n<p>Adrian Wenger, partner di VZ Verm\u00f6genszentrum, ha individuato tre ragioni principali per la situazione di tensione. Il cambiamento pi\u00f9 significativo si riscontra nei finanziamenti edilizi per gli investimenti immobiliari: Mentre prima si applicava un fattore di ponderazione di 35 %, i prestiti con un rapporto prestito\/valore superiore a 70 % devono ora essere sostenuti da un fattore di 150 %. Ci\u00f2 praticamente quadruplica il capitale proprio che la banca deve depositare per questo tipo di finanziamento. \"Questo ha naturalmente un impatto sul margine\", ha sottolineato Wenger. Per ottenere il rendimento richiesto sul capitale proprio, i margini per i prestiti edilizi dovrebbero aumentare in modo massiccio.<\/p>\n<p>Ha individuato come beneficiari di questo sviluppo i proprietari privati con un basso rapporto prestito\/valore che costruiscono per uso personale. Per loro, il capitale proprio richiesto sta diminuendo, il che li rende un nuovo gruppo target molto conteso dalle banche. Per i costruttori, invece, l'offerta sta diventando pi\u00f9 scarsa e pi\u00f9 costosa. L'esperto conclude che le banche sono ancora in una fase di orientamento, che porter\u00e0 a una restrizione dei prestiti nei prossimi anni, in particolare per i rapporti prestito\/valore superiori a 60 %.<\/p>\n<h3>I fondi di debito come alternativa flessibile<\/h3>\n<p>Kevin Hinder, CEO di Property One, ha presentato i fondi di debito come possibile soluzione al vuoto di finanziamento che si \u00e8 venuto a creare. Ha fatto luce sul mercato dei mutui subordinati, ancora piccolo ma in rapida crescita. I fondi di debito potrebbero finanziare progetti anche prima della concessione dei permessi di costruzione o senza un indice di locazione completo, consentendo agli sviluppatori di sfruttare le opportunit\u00e0 del mercato. Utilizzando esempi pratici, ha mostrato come i proprietari di portafoglio possono crescere grazie ai prestiti subordinati, gli sviluppatori possono colmare il divario fino a quando non ricevono un prestito per la costruzione (finanziamento ponte) o gli acquirenti possono assicurarsi un vantaggio nel processo di offerta ottenendo un impegno di finanziamento rapido.<\/p>\n<p>Hinder ha sottolineato l'elevata domanda, alimentata anche da Basilea III. Con un tasso di insolvenza pari a zero, questa classe di attivit\u00e0 rappresenta un'aggiunta interessante per gli investitori istituzionali, essendo garantita da immobili e con una bassa correlazione con altri asset.<\/p>\n<h3>La prospettiva pratica di uno sviluppatore<\/h3>\n<p>Stefan Gabriel, CEO di Fortimo, ha fornito un quadro della realt\u00e0 dal punto di vista di un grande sviluppatore a conduzione familiare. In particolare, il finanziamento di grandi volumi di progetti (50 milioni di franchi svizzeri o pi\u00f9) \u00e8 diventato estremamente difficile, in quanto le banche rifuggono dai rischi di massa. Un altro punto critico \u00e8 il massiccio aumento delle quote di prevendita per i condomini, richieste dalle banche prima di poter iniziare la costruzione. \"Un requisito di 50 quote di vendita % prima dell'inizio della costruzione non \u00e8 realistico\", afferma Gabriel.<\/p>\n<p>Ha inoltre osservato che le banche stanno sempre pi\u00f9 spesso ponendo come condizione per la concessione di prestiti operazioni aggiuntive come quelle in valuta estera o i depositi a tempo determinato. Come strategia di sopravvivenza, ha citato la diversificazione tra numerosi partner bancari, compresi gli istituti esteri, e un'acquisizione molto disciplinata. Sebbene il finanziamento subordinato sia un'opzione, a causa dei costi elevati che comporta, \u00e8 da evitare il pi\u00f9 possibile e finora sono state utilizzate altre opzioni.<\/p>\n<h3>Normalizzazione dopo l'abbondanza<\/h3>\n<p>Nell'ultimo round, Zoltan Szelyes di Macro Real Estate ha relativizzato il termine \"credit crunch\". Ha parlato di una \"normalizzazione\" dopo anni di abbondanza di capitale, in cui i margini di 40 punti base erano comuni. \"Non ho mai avuto margini cos\u00ec bassi all'estero\", ha detto Szelyes. Il mercato \u00e8 molto differenziato: il finanziamento di immobili residenziali occupati dai proprietari e di buoni investimenti nel settore residenziale \u00e8 ancora possibile, anche se con margini pi\u00f9 elevati, intorno agli 80 punti base.
