Secondo l'indagine, il 90% degli esperti immobiliari interpellati ritiene che gli immobili svizzeri siano troppo cari.<\/p>\n<p>Per lo Switzerland Commercial Property Monitor sono stati intervistati 500 membri RICS in Svizzera. I partecipanti allo studio prevedono un calo sia del valore del capitale (-0,6%) sia del reddito da locazione (-1,3%) per gli immobili ad uso ufficio di prima categoria nei prossimi dodici mesi. I valori medi per gli immobili commerciali sono pari a -3,4 e -3,5 per cento.<\/p>\n<p>Gli immobili al dettaglio di secondo livello sono quelli valutati peggio rispetto a tutti gli altri settori. I partecipanti al sondaggio prevedono un calo del valore del capitale (-7,5%) e del reddito da locazione (-6,6%) nei prossimi dodici mesi.<\/p>\n<p>Molti intervistati ritengono pi\u00f9 probabile un calo della domanda di spazi in affitto che un aumento dei prezzi. Secondo i partecipanti allo studio, l'offerta di spazi affittabili \u00e8 in forte aumento, con un incremento del 45%. Di conseguenza, i locatori offrono condizioni speciali interessanti.
