La distribuzione di 5,35 franchi svizzeri per quota rimarr\u00e0 invariata rispetto all'anno precedente. Secondo il comunicato, gli obiettivi strategici sono stati raggiunti.<\/p>\n<p>La riduzione del finanziamento del debito \u00e8 stata ottenuta grazie alla vendita di cinque immobili per un valore di mercato di 98 milioni di franchi svizzeri.<\/p>\n<p>Questi erano gli oggetti:<\/p>\n<ul>\n<li>Chiasso, Via Livio 1 e Via Motta 24,<\/li>\n<li>Sissach, Gelterkinderstrasse 30,<\/li>\n<li>D\u00e4ttwil, T\u00e4fernstrasse 3\/5,<\/li>\n<li>Arbon Industriestrasse 23 e<\/li>\n<li>Zurigo, Max-H\u00f6gger Strasse 6.<\/li>\n<\/ul>\n<p>Sono stati accettati sconti di 9,7 milioni di franchi svizzeri sui valori contabili delle vendite. Nel dicembre 2024, \u00e8 stata inoltre notarizzata la vendita delle propriet\u00e0 di Arbon, St. Gallerstrasse 15 e 17, e di Triengen, Kantonstrasse 115.<\/p>\n<h3>Zero nero<\/h3>\n<p>La diminuzione dei canoni di locazione ha fatto s\u00ec che l'utile netto sia sceso da 27,5 a 24,4 milioni di franchi svizzeri. I redditi realizzati si sono dimezzati da 30,1 milioni di franchi svizzeri a circa 15 milioni di franchi svizzeri a causa della gi\u00e0 citata perdita di vendite (anno precedente: +2,6 milioni di franchi svizzeri). Dopo una perdita di valutazione di 14,4 milioni di franchi svizzeri (anno precedente: -17,2 milioni di franchi svizzeri), le plusvalenze realizzate ammontano complessivamente a 0,3 milioni di franchi svizzeri. Nell'esercizio precedente si era registrato un utile complessivo di 12,8 milioni di franchi. Secondo Helvetica, le rettifiche di valore erano gi\u00e0 state contabilizzate nella prima met\u00e0 del 2024 e riflettevano costi di manutenzione aggiuntivi e tassi di sconto pi\u00f9 elevati.<\/p>\n<p>Il valore di mercato del portafoglio \u00e8 sceso complessivamente di 106 milioni di franchi svizzeri a 614 milioni di franchi svizzeri, soprattutto a causa delle vendite. Il fondo ha inoltre dovuto assorbire rimborsi per un totale di oltre 28.000 quote, di cui ben 9.300 si riferiscono a investimenti nel fondo gemello Helvetica Swiss Opportunity Fund (HSO), con il quale il fondo verr\u00e0 fuso come riportato.<\/p>\n<h3>HSO con una perdita di 16,7 milioni di franchi<\/h3>\n<p>Il fondo HSO appena citato si \u00e8 notevolmente ridotto nell'esercizio 2024 e nell'ambito dei preparativi per la fusione. Il fair value del portafoglio \u00e8 diminuito di 130 milioni di franchi svizzeri, scendendo a 196 milioni di franchi svizzeri, soprattutto a causa delle cessioni. A seguito delle cessioni sono state realizzate perdite per 21,4 milioni di franchi svizzeri, con un conseguente calo dei proventi realizzati da 9,9 milioni di franchi svizzeri a -12,5 milioni di franchi svizzeri. Anche le svalutazioni e gli effetti fiscali per un totale di -4,2 milioni di franchi (anno precedente: circa -10 milioni di franchi) hanno avuto un impatto sul risultato complessivo, aumentando la perdita dell'anno precedente da 9,8 a -16,7 milioni di franchi. Le svalutazioni sul portafoglio esistente sono state pari a 4,9 milioni di franchi svizzeri a parit\u00e0 di condizioni e riflettono i costi di manutenzione aggiuntivi, come nel caso del fondo HSC. I tassi di sconto sono rimasti invariati.<\/p>\n<p>Secondo Helvetica, il 2024 \u00e8 stato un \"anno solido in termini operativi\". Il tasso di occupazione \u00e8 migliorato fino a 99 % con un WAULT di 4,5 anni alla fine dell'anno e il rapporto di leva finanziaria \u00e8 stato ridotto in modo massiccio da 40,34 a 15,27 %. Secondo l'annuncio della direzione del fondo, la distribuzione rimane costante a 5,50 franchi svizzeri per quota. L'utile netto riportato dal fondo \u00e8 diminuito solo moderatamente a 8,8 milioni di franchi svizzeri rispetto all'anno precedente (9,9 milioni di franchi svizzeri).<\/p>\n<p>Il fondo ha venduto le propriet\u00e0 di Furtbachstrasse 16\/18 a Buchs e di Krummenaichstrasse e Steinacherstrasse 101 a W\u00e4denswil-Au, nonch\u00e9 un grande sito commerciale a Pratteln, di cui IB ha gi\u00e0 riferito pi\u00f9 volte (ad es. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/ib\/2025-01-07\/pratteln-procimmo-fonds-kauft-grosses-gewerbeareal\/\" target=\"_blank\" rel=\"noopener\">qui<\/a>). <em>(aw)<\/em><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>","protected":false},"excerpt":{"rendered":"<p>Gli ultimi rapporti annuali separati dei fondi HSC e HSO sono caratterizzati dalle vendite.
