C'\u00e8 stata anche una vendita a Losanna, che \u00e8 stata notata alla fine di novembre e completata alla fine di gennaio. Il fondo descrive le vendite come un'ottimizzazione del portafoglio con immobili pi\u00f9 piccoli, principalmente ad alta intensit\u00e0 di investimento. Inoltre, sono stati venduti immobili per i quali il ciclo di rivalutazione del valore si era concluso. La vendita di Luisenstrasse 40 a Zurigo, avvenuta alla fine dell'anno, non \u00e8 stata riportata nella relazione semestrale. Nell'ultima relazione semestrale, la propriet\u00e0 era iscritta nei libri contabili a un valore di 28,1 milioni di franchi svizzeri.<\/p>\n<p>Secondo il fondo gestito da Novaproperty, il completamento dei due progetti di costruzione a San Gallo e l'ampliamento dell'Avenue du L\u00e9man a Losanna hanno avuto un impatto positivo sul valore di mercato del portafoglio. I progetti completati a San Gallo hanno consentito un potenziale aumento dei canoni di locazione di circa 0,4 milioni di franchi svizzeri. Il tasso di sfitto \u00e8 sceso dal 3,2 al 2,4% e i canoni di locazione target, escluse le transazioni e i progetti, sono aumentati di circa 3,4% a 19,2 milioni di franchi svizzeri. Includendo il gi\u00e0 citato completamento a San Gallo, alla fine dell'anno i canoni di locazione target ammontavano a 19,6 milioni di franchi svizzeri, anche se il dato dell'anno precedente era leggermente pi\u00f9 alto (19,9 milioni di franchi svizzeri).<\/p>\n<h3>L'utile netto aumenta leggermente, ma il risultato complessivo rimane negativo<\/h3>\n<p>L'utile netto del fondo \u00e8 passato da 8,0 a 8,2 milioni di franchi, mentre il risultato complessivo \u00e8 migliorato da -20,4 a -1,0 milioni di franchi.
