La societ\u00e0 immobiliare ha beneficiato di un risultato di rivalutazione che, a differenza dell'anno precedente, \u00e8 stato positivo. Tuttavia, il risultato consolidato \u00e8 migliorato significativamente anche prima della rivalutazione, ossia di 9,0% a 36,9 milioni di franchi. Ci\u00f2 \u00e8 dovuto all'aumento dei redditi da capitale di 5,51TP3k franchi a 69,3 milioni di franchi. A questo aumento hanno contribuito gli adeguamenti degli indici e dei tassi di interesse di riferimento, la diminuzione del tasso di sfitto, che era pi\u00f9 alto nell'anno precedente a causa delle conversioni, e le quote aggiuntive dell'associazione di compropriet\u00e0 Metalli acquisite nel 2023, che ora hanno avuto effetto per la prima volta per l'intero periodo. Rettificati per le variazioni di portafoglio (like-for-like), i redditi da capitale sono comunque aumentati del 5,1%. Sulla base delle buone cifre, il dividendo aumenter\u00e0 di 6,8% a 4,70 CHF.<\/p>\n<h3>Tasso di sconto leggermente inferiore<\/h3>\n<p>Alla valutazione del portafoglio \u00e8 stato applicato un tasso di sconto inferiore di 2 punti base. Dopo una perdita di rivalutazione di 11,0 milioni di franchi svizzeri nell'anno precedente, quando il tasso di sconto era aumentato di 15 punti base, Zug Estates ha registrato un guadagno di rivalutazione di 24,8 milioni di franchi svizzeri per il 2024. Ci\u00f2 corrisponde a circa 1,4% del valore del portafoglio. Il valore di mercato dell'intero portafoglio \u00e8 aumentato di 1,7TP3T a 1,83 miliardi di franchi, in parte a causa degli investimenti.<\/p>\n<h3>Il tasso di posti vacanti \u00e8 in forte calo<\/h3>\n<p>Il tasso di sfitto \u00e8 cambiato in modo significativo: in seguito alla stipula di contratti di locazione commerciale per oltre 12.500 metri quadrati e con canoni di locazione superiori a 5,4 milioni di franchi, il tasso \u00e8 sceso da 3,9% a 0,7% nel corso dell'anno. Le proroghe dei contratti e i nuovi contratti di locazione firmati nell'esercizio 2024 riguardavano uffici e spazi per la formazione a Zug e Rotkreuz, nonch\u00e9 spazi per la vendita al dettaglio a Metalli. Secondo Zug Estates, alcuni affittuari del centro commerciale Metalli hanno deciso non solo di estendere i loro spazi, ma anche di ampliarli. Ad esempio, il marchio di cosmetici Rituals si \u00e8 trasferito in uno spazio pi\u00f9 grande e il Gruppo Benz ha affittato uno spazio aggiuntivo per aprire un altro negozio di moda.<\/p>\n<h3>Prosegue il progetto \"Metalli habitat<\/h3>\n<p>Zug Estates ha delle importanti novit\u00e0 per quanto riguarda il grande progetto \"Metalli Living Space\". Un anno fa, l'azienda aveva annunciato di aver interrotto il processo per i piani di sviluppo Metalli e Bergli. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/ib\/2024-02-21\/zug-estates-neubewertung-drueckt-gewinn-erneut\/\" target=\"_blank\" rel=\"noopener\">(IB ha riferito)<\/a>. Il motivo \u00e8 l'iniziativa \"2000 appartamenti per la classe media di Zugo\", approvata dal popolo, che prevede una quota di 40% per appartamenti di nuova costruzione a prezzi accessibili nelle aree densamente popolate. Zug Estates ha ora annunciato che non modificher\u00e0 il piano di sviluppo Bergli e si concentrer\u00e0 invece sul piano di sviluppo Metalli. \"Zug Estates \u00e8 convinta che il progetto abitativo Metalli dar\u00e0 un contributo molto prezioso alla creazione di spazi abitativi di cui c'\u00e8 urgente bisogno e allo sviluppo di qualit\u00e0 della citt\u00e0 di Zugo e ha quindi deciso di portare avanti il progetto e di avviare il processo di approvazione politica\", scrive la societ\u00e0. Il processo di approvazione politica potrebbe iniziare a met\u00e0 del 2025.<\/p>\n<h3>2024 Previsti maggiori costi di finanziamento<\/h3>\n<p>Per il nuovo esercizio finanziario, la direzione di Zug Estgates prevede un leggero aumento del reddito da immobili.
