Il tasso di sfitto del portafoglio complessivo su base locativa \u00e8 stato pari a 7,8 % a seguito di un'importante vendita di portafoglio. I fondi operativi (FFO I), pari a circa 16 milioni di euro, sono stati \"in linea con le aspettative\".<\/p>\n<p>Oltre alle vendite, l'anno \u00e8 stato caratterizzato da due aumenti di capitale. I proventi dell'emissione sono stati pari a 126 milioni di franchi svizzeri (circa 135 milioni di euro). La vendita del portafoglio di circa 5.200 unit\u00e0 ha comportato un afflusso netto di liquidit\u00e0 di circa 120 milioni di euro. Secondo le informazioni fornite, ci\u00f2 ha comportato un aumento significativo della liquidit\u00e0 del Gruppo a oltre 220 milioni di euro alla fine del 2024. Allo stesso tempo, il rapporto prestito\/valore (LTV) \u00e8 sceso da 58 a 51 % nonostante gli effetti di valutazione leggermente compensati. Una parte della liquidit\u00e0 \u00e8 stata gi\u00e0 utilizzata a gennaio per riacquistare 127 milioni di euro dell'obbligazione da 300 milioni di euro con scadenza novembre 2025.<\/p>\n<h3>100 milioni di perdita a causa delle vendite<\/h3>\n<p>Con le sue vendite, Peach ha realizzato una perdita da cessione di circa 100 milioni di euro. \"Oltre all'andamento generale del mercato, una parte significativa delle perdite di valore contabile \u00e8 dovuta agli sconti di portafoglio e di rischio attualmente consueti in considerazione delle dimensioni della transazione e delle caratteristiche particolari della struttura della transazione con un'elevata efficienza di realizzazione\", scrive la societ\u00e0.
